I have heard recently that there were issues in this area regarding water cut and water scarcity. This problem is persistent all over the city, but it more in Erragadda I have heard. and also, there is a huge cremation ground in Erragadda, and I would suggest that you not to live anywhere close to that place.
Hey you should rent a place in here. That will be a better idea than buying property in here as of now. The rental prices are also pretty reasonble. The rent for the apartments in here starts from Rs 9/ sq ft and I think it is the same case with the independent houses as well.
There are some really good apartment projects in this locality that you can buy, like the Bhavani Shakthi apartments, Nagarjuna Enclave Padma Nidhi apartments, Sri Sai Balaji Resiedncy, Sri Balaji Nilaya and they all have some really good 2 bhk and 3 bhk apatments that i think you should take a look at.
I agree, that it is a good place to invest in as well. The place is pretty much sought after and also, did you know that the Government has decided to build the new secretariat in this place as well. So I think this wil increse the price of the land there as well.
I think in the terms of investment, this place will give you a lot of profits in the future, and that too in a short while maybe. You should consider getting some land or a residential layout in here. I think the price for the residential layouts in here starts from rupees 7,000 per sq ft or so.
Erragadda boosts of good connectivity as well. Many TSRTC buses go through this area , and you can use them to go anywhere in the city , also this place is well connected via roads as well. So that is one plus point there.
There are some good independent houses that are coming for sale in here as well. Independent houses are usually always good, and I think they will cost you around 4,500 rupees per sq ft or so. You should visit the locality one and check out.
i think you should take an apartment for living in here, theer are many apartments in the locality. the present price for the apartments in here start from an average price of 3,200 rupees to 3,400 rupees per sq ft. So an apartment will cost you some 30 or 35 lakhs.
Some nice schools and colleges are also present on here like Don Bosco School, Kabita Public School, Oxford High School, Reyan High School etc. Many medical hospitals are also in here like the Leela Hospital, Hyderabad Medical Centre, Jaiswal Hospital,And Life Line Multispeciality hospitals. This place is known for housing the Institute of Mental Health too.
This place has seen some development in the 70s and 80s only, It is actually located on the National Highway number 9, that actually goes to Mumbai, so there was some development in this area since early on only. And there are some major industries in the area as well, like Food Corporation of India, Hindustan Petroleum Corp Ltd, and Container Corp of India.
Oh, the real estate market in Erragadda has seen some ups and down in the recent past times. I think this is due to the bifurcation of the state, the prices were really low in the year of 2013, and then they shot up again in the beginning of the year 2014, but the prices decreased again. But from then on, from the end of 2014, they are continuosly rising.
I think it is a good place to live in. It is a major residential area, and it is also pretty developed. You have all the things that required like clinics, shops, banks, markets, and schools. The majority is this area is in the form of apartments and independent houses.
Helo, this is actually an upcoming locality, and it is located pretty close to the heart of the city, It falls under the west zone of the city, which is fast developing. The nearby area to Erragadda are Sanath Nagar, Bala Nagar, Begumpet, and Jawahar Nagar
