If you look at the social infrastructure of the locality, then that is also really good. You have got many good schools in the surroundings like Pragathi High School, Vedic Vidyalayam High School, Gowthami model School, Amaravathi HIgh School etc, which are all very well known.
I am sure that you are looking for some rental property in the locality, and I think the present rent in this place is close to Rs 8 per sq ft in the case of apartments, and in the case of houses the independent houses, the price is rupees 7 per sq ft. This is only a general estimate.
Apart from the waste disposal, which is pretty bad in this area, there is no other civis issues or problems in this area. There is a decent water supplu and electricity supply in this place is also really good.

The famous Gandhi Hospital is in the area of Sitaphalmandi, ut is a very big hospital, and many other medical facilities like Life Springs hospital, and Rajeshwar Rao Hospital are also in the vicinity, so you should not be worrying about the medical facilities at all.
I agree that the prices in here were a little low back in 2014, but that was due to the state bifurcation, but now I think Sitaphalmandi will see much more development, there are new ROBs and flyovers that are being planned in this area. And this should be an ideal time to invest in this place.
There are many apartments in here, but there are also some really good individual houses as well. And if you want to take up an independent house in here for sale, then it should cist you anywhere between 2,500 rupee to 2,800 rupees per sq ft.
I have never been sure about investing in Sitaphalmandi, only last year, the prices of the property in Sitaphalandi dipped very low. In 2013, the market was very good for independent houses and flats, but then again it dipped down.
