Hi Prabodh, Can you share some of the best projects in Ahmedabad, I am interested in 2 BHK unit, but my budget is around 35 to 40 less. Please also suggest some good localities for investment purpose?
Well Aveek,
Initiatives taken by the govt are 1)Gujarat government to make it a zero waste city under the Mahatma Gandhi Swacchta Mission, 2) Ahmedabad Metro has been approved to be a compliment to the successful BRTS, 3) Plans to provide affordable housing with basic amenities for EWS, 4) Chargeable Floor Space Index along the Transit-Oriented Zone, R1 and R2 residential zones to use funds for developing local infrastructure, 5) Complete sanitation under Nirmal Gujarat.
Thanks,
What makes the city even more promising is the continuous growth? What are the step taken by the state government for the development of the city?
Hi Aveek,
Buyers are keen on mid-income group properties. Therefore the Rs 40-70 lakh budget category that constitutes options in South Bopal, Gota, Vaishno Devi, SP Ring Road and Bopal moves in the market. But unlike the growing trend of going vertical, there seems to be a good number of takers for residential houses amounting to a 23% market share in terms of demand.
And If you are an investor and have long term goals or want to make the most out of rental returns? Localities such as Satellite, Bopal, Prahlad Nagar, Bodakdev, South Bopal, Vastrapur, Navrangpura, Thaltej and SG Highway are areas that can garner between Rs 10000-15000/month. Prahlad Nagar rises above the other areas as rental values here are in the range of Rs 13000-17000 monthly.
Thanks for the information Supratim, Do you know what is the buyer interest? If i have a budget of Rs. 40-70 lacs then which are the areas i should go for?
And i hope that this stands true for most Indian cities. While we would not predict the turn of events in 2015, movement show that buyers expect property values to rise in the next 6 months. Overall, active buyers are out in the open to do their homework.
@Aveek, If you are looking to buy then Satellite, South Bopal and Bopal have retained their positions as the top 3 localities to look for properties on sale. Due to increased interest in these areas, capital values have also looked up by 2-4%. Prices are anywhere between Rs 3000-6200/sq-ft in these areas.
Hi Sishir, Apart from this, a growing job industry encompassing pharmaceuticals, manufacturing and textile equally contribute to the growth of the city. A majority of the native trading communities of Gujarat are keenly looking at properties in Ahmedabad. Apart from Ahmedabad, Surat and Vadodara are also preferred destinations because of business opportunities.
Besides, be it affordable homes or luxury, Ahmedabad has always maintained its livability quotient. A pro-business Central Government today has raised hopes among buyers. Therefore, those who were looking to buy property are now seriously short listing the localities of their choice and negotiating or bargaining as the case may be.
