Hello, I was moved to Hyderabad in the year 2007 owing to my job in Tata Consultancy Services. In 2010, I bought a 2BHK house in Kompally, where currently residing with my family. Now I am quite settled and I wishes to invest in another property that give high rental returns? Please suggest locality where I can get maximum rental return?
really true !! As per latest survey Appa Junction offers one of the highest rentals in Hyderabad. Buying a 2BHK in this locality can cost you in between Rs 25 lakh to Rs 50 lakh, which when put on rent can earn you Rs 14000-18000 per month.
Gachibowli is one of the most active residential locality in Hyderabad and this area is home to several IT/ITeS companies, BPOs and KPOs. The area is also situated close to Hi-Tech City of Hyderabad.Currently The capital values in this area vary from Rs 4,000-4,500 per sq ft while the rental values range from Rs 13,000-18,000 per month.
But the 2 bhk and the 3 bhk in the area are actually really costly. You shoudl consider some of the Paying Guest and the hostel options in that palce only a the 2 bhk flats in that area will cost you around 16,000 rupees per month.
If you want to look for option in Gachibowli, then Gachibowli has rental properties available with a starting rent of Rs 7,000 per monthf or a 1 bhk apartment... It is a little costly compared to the other cities in the area, but if you consider that area, i think it is a good option.
Nallagandla which is a close which is close to the University Of hyderabad, and many people from the UoH actually live in here. It is a good residential locaity as well.
Near University of Hyderabad, the options can be a little too high. But you will be able tp find a lot of paying guest accomodation in these places as well. They are some really ecomonical options.
Areas like Amberpet and Ramnagar, which are also close to the Osmania University area are having some high rental values as well. The rental range in these two localities is from Rs 5,000-14,000 per month.
Yeah the 1 bhk apartments are pretty cheap, but if you are looking for 2 bhk and 3 bhk options, then i think you will have to shell out a little more.. for 2 and 3 bhk you will have to spend anything between Rs 5,000-11,000 per month. The monthly rental value of 3-BHK flats range between Rs 11,00015,000.
Uppal and new Nallakunta have almost similar rental value. A 1-BHK unit here can be rented for Rs 3,000-5,000 per month. I think a 1 bhk apartments hsould be enough for a student right? The price seems pretty good too?
Yeah, Kachiguda is a thriving locality right now, which also has a lot of connectivity and commute options as well. Rents begins from Rs 6,000 per month and go up to 25,000 per month per month.
I think you should take a look at Kachiguda also. It is one of the places which offers one of the maximum number of properties for rental houses. And also it is a very safe place to live in as well.
Yeah, Nallaknta also has a good student population in the city, there are many people who come there to prepare for the competitive exams and all... so there are a lot of hostels that are avaiable in this area.
Yeah, if you are looking at affordable housing options then these areas are really good.. around Osmania University, Also Nallakunta is also doing a really good area for you to get decent apartments and pent houses at an affordable price
Hey there are also a lot of cheap hostels that are available in this area, the baic rent in this area starts from rupees 3,00 rupees itslef for every month. I think that is pretty affordable.
Most of the student population in the icty is located in and around the Osmania University area, so you can get some pent houses and apartments in that place easily
