Kukatpally is one of the biggest residential areas, and also the hyderabd metro rail is coming up ove there... many real estate experts say that now due to the hyderabad metro rail, the prices of property along the HMR will go up in the future.

Nallagandla also has good shops, markets, banks and hospitals have come up in the area and consequently a rise in rental values. The area is accessible from the old Mumbai Highway, which also connects it to NH9. Another major advantage is that the MMTS Lingampally station is closeby.

Yeah but families have not warmed up to the idea of opting for Nallagandla because of its still emerging infrastructure, the locality is popular among single professionals who find low rents and easy commute worth the little long travel to their offices.
Shiva Kuchibhottlla

10
Actually the area of Nallagandla can be the next real estate hub of the city.. difference of rents up to Rs 4,000 per month between Nallagandla and kukatpally localities could have worked in Nallagandla's favour.

Yeah actually, in comparison to near competitors in terms of location advantage such as Hitec City, Kondapur, Madhapur and Gachibowli, pricing points in Kukatpally is still reasonable.

Kukatpally is a very nice area to live in.. Its no surprise that the rental value ha sincreased here. It has well planned layouts, gated communities that fit their lifestyle, shopping malls for quick hangouts and other such reasons perhaps led to Kukatpally taking the lead, explains AV Narayana of Ramsree Homes, a broker firm.

In these localities, Madhapur and kukatpally are very well developed. but the area of, Nallagandla is driven by the spillover demand from Gachibowli and is hoping to replicate the success story of its neighbour.
