Has the government taken major steps on land pooling policy in Delhi?

DDA will keep maintain of 40% to 60% of the country after pooling of the to use for the development of of the infrastructures and used for specific purposes. Delhi to a better place infrastructure needs be upgraded developed. Bearing in mind the DDA will use that land.

Well , Arpit, like you said DDA declared two types of land pooling. In category 1- suppose the land is of 20hecters or more than 20hecters, then after pooling land/plot owners will get 60% of the total land. This 60% includes - 53% gross residential, 2% city level PSP, 5% city level commercial.

Another category which is for plots coming under 2hecters to 20hecters. Here 48% of total land will be returned to land/plot owners. In this 48%- 43% for gross residential, 2% for city level PSP, 3% for city level commercial.

Have you heard as per the Delhi Development Authority land pooling scheme, there are 2types of land pooling declared so far? Kindly discuss.

Hi Arpit,
As per the latest news, under this land pooling policy plot owners will surrender the land/plot & become a stake holder to whatever development will happen in that plot or land. After the land is processed, plot owners will get back nearly 40% - 60% of the land surrendered. That land can be use for construction or development. This process is reasonable for each and every land owner.

If you are thinking after the pooling what will happen to the land ,that DDA will keep?

DDA will keep hold of 40% to 60% of land ,after pooling to use it for development of infrastructure and use it for specific purposes. To make Delhi a better place , infrastructure needs to be upgraded, developed. Keeping in mind of this DDA will utilize that land.

Hi Mr Roy,
DDA will pursue month wise arrangments if land pooling is rolled for 6 months, the candidates of first month will get high priority. This will empower more investment and better areas for early fresh candidates. The DDA likewise said that it will contract agencies to create consciousness about its Land Pooling Policy.

Organizations/Agencies will be employed by authority, who will visit the villages to create consciousness about its Land Pooling Policy as well as explain farmers how they will be profited by it. According to sources, 10,000 hectare of land will be needed to build up 25 lakh residential housing units by year 2021 according to the DDA's Master Plan Delhi (MPD) 2021.

Hi Raj Roy,
According to news, the most essential features of the Land Pooling Policy are self penalty on DDA for delays, relief to little farmers & adaptability permitted to farmers to exchange their land or tie up with developers for land pooling. The policy tries to make landowners partmers in the development and is separated into two classes of pooling - Category I for land 20 ha or more and Category II for 2 ha to under 20 ha.

According to most recent news, in the category I , the developer individual will share 60% while DDA will hold 40%. In the category II, DDA will hold 52% while rest will go to builder individual. As per sources this matter has been before the government for as long as 3-4 months. Chief Minister (AAP) officials are not restricting it, but rather they have to study it. If this policy is in favour of farmers, then they have no issue.

According to DDA authorities , the policy was announced on September 5, 2013. According to Delhi Land Reforms Act, 1954, agricultural land can not be utilized for whatever other reason. For this, corporations need to announce the village urbanized. The civic agencies announced them urbanized, yet the last notification needs to originate from Delhi government,

As per sources, however the rules for execution of the land pooling policy have been informed by the UD service , it can't be utilized till the Delhi government advises 95 towns as development regions. However,Aam Aadmi Party (AAP) government doesn't appear to be in a rush and sources said this land policy will be examined particularly before a choice comes.

Hi Raj,
As per latest news, real execution will begin in next couple of months, once the notice come. Both these procurements will help DDA in executing its Land Pooling Policy. This urban village status to 89 villages will invalidate the procurements of Delhi Reforms Act overseeing them. This Land Pooling Policy of the Delhi Development Authority (DDA) with five amendments was authorized by The Union Urban Development Ministry.

As I got notification from news, this policy is useful in the proposed unraisable locations of urban extensions for this zonal plans have been approved from respective authority. The dates for submitting applications for participating in land pooling will be reported after the Delhi government's notice.

Hi Raj Roy,
Housing authority said that ,the real execution of the Land Pooling Policy of the DDA now relies on Delhi government's choice on pronouncing 95 towns in the city as development range and 89 of them as the urban villages. DDA Vice-Chairman Balvinder Kumar said, Delhi government has been asked for to issue notices in such manner.

I got to know from latest news that, Mr Kumar said they asked for the Delhi government to announced the 95 villages as the development are as well as 89 villages as the urban towns. Both these demands are pending with the government in the progressive stages.
