CIDCO's approval to 8 projects under development plan of Panvel villages
Q: Do you know? In the past 4 months, CIDCO has given commencement certificate to 8 projects under the pilot project of development of 23 villages in Panvel tehsil.
When TPS-3 scheme any chance to cc near by. I know that cidco taking lot of time to finalise the cc process. Just heard that TPS-5 some plot recieved CC.
can any 1 sugges me about the DeepCity project in usarli khurd is legal or illegal builder says he has oc from grampanchyat and NA plot and palin Approved by collector passing

The state government has come up with the Navi Mumbai Airport Influence Notified Area (NAINA) project to ensure planned development of the area close to the proposed airport. Under the project, Cidco aims to build 30 smart cities on the 562 sqkm land around the upcoming airport.

@Arup, The state government also plans to connect the Mumbai and the Navi Mumbai airport through the metro corridor, which will further be linked to the upcoming international finance service centre (IFSC) at the Bandra-Kurla Complex.
All the projects in the area are delayed due to Naina project.There are around 180 project that are are under hold.Naina plan are now approved by c idco & sent to CM office for further approval.If it get cleared from CM office It will take 1 year to start the project of any builder.
I have invest will balaji builders since last 2.5 years and still they have not received any approval from CIDCO, whenever we ask we get same answer that it is going to be approved in next 3 month, and now it has been pass almost 2 year, Can anyone help me on this.

I think one more time you should ask to the builder and try to find out the exact reason of delay. After that you can send him a notice via mail or via express post. If you are not getting the proper response then file complaint against builder before consumer forum for deficiency in service.
Hi, first of all issue a legal notice to the builder demanding the furnishing of the document as promised. It is your right and the builder's liability to procure and provide the same to you.
I too invested there. They already done Bhoomi Poojan, which is the start of the construction. They told plinth will be complete before Diwali, now itself they didn't start project. Still telling not getting CC. They told that Possession date is Dec 2016. What is the legal procedure, if project is further delay?
Hi Uday, You might have aware of the Suraj Parmar case, a prominent builder in Thane who ended his life due to the repeated demands for bribes by the government department. You can not blame a builder every time. If he is not getting the approval then how can they start the work. May be your builder is facing the same problem. Nobody want to lose their reputation.
Right Lekshmi, The approval process has become indescribable lengthy, tedious, unpredictable and depends on the whims of individual officers. Getting approvals has become a major problem for builders and has increased the interest cost not just of the builders but also of consumers.
Because of that Maharashtra Govt. has to take few necessary steps against the approval process. You might aware of that.
Same is the issue with Me , I have invested in Swami Developrs at Shivkar I have paid 20% in Jan 2014 , Earlier the approval was local now since the Airport is planned all approvals are from CIDOC which are not yet received. Hi Vinay, CIDCO has some guidelines for development permission which require multiple documents in absence of those documents CIDCO can refused the building proposal under Section-45(1) (iii) of the Maharashtra Regional and Town Planning Act-1966. I think there must be some legal issue with the project otherwise developer get the CC easily.
Try to find out the reason. Visit the developer's office or project site to know the cause of delay. For your knowledge, i would like to give you the latest CC given by the CIDCO in the month of September 2015. Please, click the link to know which are the developer who got CC in the month of Sept.2015.

Hi Uday Agar uss plot ka 7/12 uss builder ke nam Ho toh ....toh fikar Ki koi bat nahi .....as u said ...invest karke 2 sal hua hai ....toh 1st u should check 7/12 of that plot ....agar uske nam pe hai toh ...vo plot sold karke apko aur bakike customer ki amount return de sakta hai ....agar 7/12 uske nam nahi hai aur proper documents nahi hai toh ....vaha se ...room cancel karo ....amounts return lelo

Good morning Zalf, Panvel and New Panvel are the biggest and most populated area in Raigad district. The City and Industrial Development Corporation (CIDCO) serves the the local development authority of the region. The locality is expected to be the next prime locality in MMR because of the upcoming international airport. Connectivity is one of the key driving of Panvel and New Panvel's growth other than affordability. These localities have lot's of potential in terms of investment or end use. It has a growing social infrastructure.
Hi Chintak, The modern city will touch the the borders of Thane, Uran, Karjat, Panvel, including a few villages of Matheran and Khalapur. And it is claimed to be 20% bigger than Mumbai. NAINA will have an airport, metro connectivity, railway stations, 10-lane highway, among others.
According to CIDCO official, they are getting maximum proposal for residential buildings. The construction of the first project started under NAINA in Shedung in Panvel in December'2014, which is also a residential building. For all that the Navi Mumbai International Airport has been think up to lessen pressure on Mumbai Airport.. That is why, it is also seen as a major infrastructural development in Navi Mumbai.
@Rajat, After development of these localities, the international airport will become the starter of the emerging new modern city in its nearness. And as per the report, the new city will be bigger and better, equipped with modern facilities than Mumbai and its suburbs.
Right Chintak, As per the plan, the SPA will develop a modern township in 25 km radius of the upcoming International Airport. It has taken up the pilot project of 38 sq km on the 600 sq km of the NAINA and it is very close to the new airport for the development of the modern township.
Yes, in Panvel, 3 more residential projects have received clearance from the City and Industrial Development Corporations under the Navi Mumbai Airport Influence Notified Area (NAINA) in 3 villages of Panvel taluka to start construction.
Right Arup, As of now, CIDCO has given commencement certificate to 8 project under the pilot project. Of those, 6 projects are residential buildings, one is industrial and one is farmhouse. And these projects are located at Vuchumbe, Kon and Kewale villages of Panvel taluka.
