Q: Hi experts, I'm planning to buy a one ground (2400 square feet) land with 1200 sq ft up build area for 1.10 crore at ramnagar north but the construction is a 10 year old so doors windows and floors are very old and need to be changed at a cost of 15 Lakhs . Plz advice if its worth to buy a individual house at this expensive cost as the ground water is still not available in Madipakkam. Plz advice if any other problems ????
Hi, As per my knowledge, Madipakkam is a very peaceful locality. Earlier it was considered as a water logging area. Even after the recent rains, there is no water logging in Ram Nagar South. After Madipakkam was added to the Chennai metro corporation new roads and canals have been laid. No, traffic congestion. Even though many new constructions are coming up. So there is fresh air around. Very good connectivity to bus stand, railway station and airport.
According to me it would be a very good idea if you are planning to buy property in Madipakkam. Madipakkam is the posh area of Chennai. It is the nice & a peaceful residential locality for middle class working people. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai.
Hi, Currently market trends in Madipakkam are Rs 4900 to 5400/ per sq ft. Madipakkam has a growing residential market. Due to various factors Madipakkam is one of the most sought after residential location in South Chennai. The residential property trends have seen ups and downs in the past, but it has a great potential for future growth. The dominant property type of this area is apartments with individual houses taking the next place.
Hi, Madipakkam water supply comes from the Chennai Public Works Department (PWD). The electricity supply in Madipakkam is managed by the Tamil Nadu Electricity Board (TNEB). AS far as I know I didn't hear any bad review about this locality. The drainage and sewerage system is well maintained. This locality will, however, undergo a massive change in terms of development.
