Hi If anyone is planning to invest in and around Chandigarh, I will suggest some area which I think will give good returns in future, i.e. Dera Bassi, Ambala Highway, Dhakoli, Zirakpur, Mohali and Mullanpur.
Hi Surinder, As per my knowledge, Dhakoli is a nice location, as located on Zirakpur-Panchkula-Kalka Highway road side, this area is well connected with other parts of the city. Old Kalka Ambala road & Peer Mushala road are providing intercity connectivity. Public Park & City Palace are two major landmarks in this area. It is becoming a reputed real estate market in Chandigarh.
@ Mr Surinder, According to me, there are many reputed schools are within the vicinity. Such as Bachpan play school, Little Angels school, Euro kids, Vishav Bharti School, Government School, Saint Seedier Public school & Kendriya vidyalaya. Apart from this there are many hospitals nearby, such as Golden Hospital, SS Hospital, Tara Hospital & Society of Intensive Care Training.
Hey Guys, From connectivity point of view, Zirakpur bus stand is around around 2.8km from this location. Sector 20 panchkulla bus stop is 2.5km from here & sector 21 bus stop is approx 3km from here. As per me , this is a nice location for end use, as all daily basic amenities are within the vicinity. Even it will be suitable for investors also.
Hi, Mullanpur is well connected and in close proximity to prime locations of Chandigarh.Close proximity to the PGI Hospital, Punjab University and the proposed medicity, that has been planned along the Chandigarh-Siswan-Baddi road. Medicity would be a self-contained campus, with the best of housing facilities for the doctors and the paramedical staff.

Thanks for your valuable inputs but I think Chandigarh real estate market is witnessing positive trends during the past year with residential values noting an average appreciation of 15 to 20% across the city. There has been tremendous growth in the city suburban localities such as Panchkula, Mohali, Zirakhpur and Dera Bassi in terms of upcoming projects, growing demand and appreciating values.
Hi Jaitinder, Mirzapur, a small hamlet located to the north of Chandigarh adjacent to Mullanpur Garibdas, is also an abode of VIPs. Buyers of land there mostly include MLA, MP and VIPs.The development of Mullanpur as New Chandigarh has no direct effect on their land. The only correlation that can possibly be drawn is that the launch of Mullanpur shows the seriousness of the government to develop Chandigarh.
Thank you for your valuable inputs, Mullanpur micro-market is planned to be an eco-friendly and low density urbanised area, due to the eco-fragile nature of the Shivalik Hills located nearby and A proposed Anandpur Sahib Mohali 4-lane expressway, which is going to be another route facilitating easy access from Mullanpur to Chandigarh city, Mohali and Greater Mohali.
Hi Saran, From all of the responses received, your were the only one that atleast mentioned the area that I asked for. I am aware that some high end people has purchased land in the Mirzapur , but what is the plan , why ppl are investing there and whats the scene there now. Whatever the plan is, when is it expected or tentative to materialised.
