Chennai outskirts finding lack of Water Supply, Proper Roads And Sanitation Despite Big Plans. The quality of infrastructure, especially the quality of its roads is the key to real estate growth. Chennai, though, has grown primarily through its suburbs despite an appalling lack of basic infrastructure. Development of residential colonies and commercial activity have long outpaced infrastructure in most newly developed parts of the city .
Absolutely agree!! I think lack of proper roads, water supply and good sewerage network with a poor garbage disposal system has resulted in the real estate sector struggle and block demand. Investors and customers are getting few options to choose localities due to the lack of infrastructure.
Hi Srinivas, Chennai metro is connecting the key areas within the existing Chennai city, which is expected to reduce the pressure on public transport and reduce the private vehicle pressure on the roads.Plans for a mega region is underway. It is called the Chennai- Mahabalipurm Mega Region Plan covering about 8000 sq km.
Hi, In your budget, you can invest nearby Perumbakkam, Singaperumal koil and Uthiramerur. It is better to invest in the plot because it will provide adequate appreciation in next 5 years.
Thank you very much for your guidance. It's a well thought through response. OMR, Sriperumbudur, Pallavaram, ECR, Guindy and GST Road, among others were the influencing micro markets in South Chennai. Interestingly, in the southern region almost 85 percent of the new supply comprised of small-size projects that had less than 100 units each.
Hello, Appreciate your response, I am confused My budget is quite low 20-30 lakh? Where can I invest? Which is better, investing in plot or apartments in Chennai? Please list the localities in Chennai.

Hi, great insights in this forum but I personally think that in Budget of Rs 60 to Rs 90 lakh, you can invest in the extended development in and around Velachery and Tambaram also the key micro markets that witnessed maximum activity during the year in West Chennai included Poonamallee, Oragadam, Avadi, Ambattur, and Valarpuram, amongst others.
Hi all, Currently the civic authorities namely Chennai Corporation and other local bodies are taking steps to tackle the rainy situation. Storm water drains have been cleared. New channels have been constructed and de-silt has been done in water bodies.
Hi all, Can anyone tell me which are the areas in Chennai where proposed and on-going infrastructure development going on, that will impact the prices in the future?
Hi Muniraj, Good question for all who are looking to invest in the Chennai realty market. Yes, with the expansion of the city limit, infrastructural development will be concentrated in OMR, ECR, Alandur, Velachery and Tambaram areas.
Hi Charan, several infrastructure projects that are at different stages of construction and planning which will impact the citizens and the property market. These include Chennai Metro Rail, Chennai Mass Rapid Transit System, underground drainage, bus terminus, interlinking of CMRL, MTRS & suburban rail network and outer ring roads.
Hi Srinivas, Chennai witnessed the launch of various categories of projects, out of which 66 per cent projects were launched in South Chennai, followed by 25 percent in West and 6 percent in Central part of the city.over 80 percent of the new supply in Chennai comprised of small-size projects that had less than 100 units each. This could be due to the fact that Chennai market is essentially driven by the presence of several local developers.
Very interesting insights. Thanks for your valuable input. I would like to add few more lines that the Chennai is fast developing as a premier commercial and residential destination in the Chennai real estate market. Nowadays people usually prefer to invest in the suburbs because of affordability
Hi Priya, You are right the residential units in the price range of Rs 40 lakh - Rs 60 lakh has seen rise in demand. The major reason behind this is the reduction in lending rates for home loans, attract buyers into the market.
