Hi folks, You have discussed a lot on new bye-laws for Delhi-2016 but you forgot to mention the green and sustainable construction practices, the unified Building Bye-laws mandates all buildings on plot sizes of more than 150 sq-mtr to conform to the mandatory green building norms, including water conservation and management, solar energy utilization, energy efficiency and management for obtaining sanctions.
Good morning all!!! And as per the new bye-laws, buildings have now been categories based on risk-low risk with 105-500 sq-mtr built-up area and very low risk godowns of up to 250 sq-mtr. And it will be the duties of local bodies to grant permits within 10-20 days.
And obtaining permission for commencement certificate for construction has been removed. The govt. has made easier building approval process with one common single application form for online submission by the building applicants and single payment to the concerned urban local body electronically.
@Harilal, Is it true that building with built up area between 20000-150000 sq-mtr will now be able to get environmental clearance from urban local bodies and the residential plots of size up to 105 sq-mtr is not required to obtain sanction of building plans?
@Ankita, It is absolutely right. Even the numbers of documents to be submitted for obtaining building permits has been reduced from 40 to 14 and for obtaining completion-cum-occupancy certificate from 36 to 9 days.
The new revised bye-laws has been notified by DDA and will be applicable on the areas under DDA's jurisdiction.
Hi Nikita, They are coming up through an integrated online single window approval process under the revised bye-laws for the city. This bye-laws also integrate environmental clearances with the building sanctioning process, reduce in number of documents for building permits and completion and occupancy certificates and provide for green buildings.
It's really a good initiative by Delhi Government. These bye-laws would prove to be a role model for other cities in times to come. This revised building bye-laws boost the realty market in Delhi and make the way easier of doing business in the capital.
