OMR Is best Location to buy the investment Property because most of the IT Companies with almost 3-5L employess are working. Shollinganallur is right now booming in terms of both – commercial and residential potential. The IT corridor in general sees great rental scope thanks to the sheer number of young professionals living here, but if you’re looking for growth, newer areas like Shollinganallur are your best bet. Many IT campuses and facilities are set to come up in the next 3 years – in fact, I just read in the papers that Ford is setting up a huge Global Tech Centre in Shollinganallur and the Chennai govt has already sanctioned 28 acres of land for this. This is only going to boost residential and rental properties further. Because of this, a lot of luxury residential properties are coming up too in Shollinganallur by reputed builders– since people are more keen on renting and buying upwards of 3-4 bhk now. If you’re purchasing with a view to rent, I suggest looking at luxury or premium properties – check out Adroit’sArtistica – they have a very good project in this area.

Around 55 percent of people are looking for 2 bhk units and 63% are looking to rent 2 bhks in this corridor.

Most of the 3 bhks are self occupied and only one percent of denizen are looking to rent out 3 bhk units.

Interestingly, 29 percent people are looking for 4 bhk units to rent and only two percent are looking to buy 4 bhk and higher units.

If you are planning to buy a property then Sholinganallur has the highest share. It is observed that 2 bhk properties are more in demand and has fetched good rental returns. But the availability are very limited in the corridor.

Perubakkam is the second highest demand locality after Sholinganallur. The locality has hospitals and good infrastructure. Water supply is also better compared to other localities in the corridor as it has a 200 acre fresh water body.

Over the last quarter, localities such as Kelambakkam, Navalur, Sholinganallur and Padur have seen around two to five percent increase in prices.

The corridor include areas such as Perumbakkam, Perungudi, Thuraipakkam, Taramani, Semmancherri, Siruseri, Thalambur, Navalur, Kelambakkam, Thiruporur, Padur, Sholinganallur, Okkiyam-Thuraipakkam.

The area which has seen highest rental demand is Sholinganallur because there are two big colleges and two SEZs

OMR Corridor is also known as Rajiv Gandhi IT Expressway. The corridor is well conncted to the ECR,, which runs parallel to OMR and GST. It is the highest demand corridor among all other corridors.
