FSI = Total covered area on all floors/Plot area
Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location.
Normally FSI in chennai is 1.5

The term FSI heard most often in property development is the most important parameter, governing development. It is the limiting factor for development. It is a tool by which the planners indirectly control the density of development and is mentioned as an index in DC rules. As per definition, it is the quotient obtained by dividing the total plinth area of all the floors by the plot area.
