Overview
The Grand Southern Trunk Road, or NH 45, is one of South India’s busiest National Highways. Stretching across a distance of 472 km, the GST Road has dotted with several residential and commercial hubs alongside. Connecting Chennai and Trichy, the GST is also perceived as the Chennai-Trichy highway. Guindy, Guduvanchery, Meenambakkam, Pallavaram, Chrompet, Tambaram and Urapakkam are its neighboring localities. It is located at a distance of 56 km from Chennai via NH 32. Since there have been plenty of MNCs and corporate establishments setting up shop in this area, there has also been a rise in the population and the footfall in the area, eventually closing with the current trend of rising residential growth. there are also a number of civic amenities in the region including railway stations, bus stops, police stations, post offices, and fully functional public transport systems. Some of the premium residential projects in GST Road are Mahindra Aqualily Flexi, KPN Sri Sai Baba Nagar, XS Real Skycity, Arun Excello Compact Homes Narmada, Natwest Vivas, Vijay Rajas Sanctuary among others.
Connectivity:-
The most significant element is the southern and south-western lines of the Chennai Suburban Railway Network that operate along this area. The southern line from St Thomas Mount to Villupuram and the south-western line from St Thomas Mount to Chengalpattu both run along the GST road.
It has excellent connectivity to the Chennai International Airport which is located at a distance of 24 km via Chennai-Nagapattinam Highway/Trichy-Chennai Highway.
Guduvanchery, Potheri, Kattankulathur, Maraimalai Nagar are its nearest railway stations. However, Potheri Railway station is the nearest railway station located at a distance of 2,7 km via NH32.
Connecting Chennai and Trichy, the GST Road is also considered as the Chennai-Trichy highway. GST road stretches to connect Chennai and Trichy, and on the way, it connects to several localities that include Guindy, Guduvanchery, Meenambakkam, Pallavaram, Chrompet, Tambaram and Urapakkam.
Factors for past growth
Its proximity to Chennai International Airport, Potheri Railway station along with major IT hubs of the city such as Gateway Office Park, Chennai One Software Park, Bahwan IT Park, Ascendas IT Park, Ramanujan IT City, Bristol IT Park etc has been a plus point for GST Road. A fair number of workforce work in nearby IT Hubs and Industrial areas wanted to have their residences close to their workplace. Factor for Future Growth:-
There is a range of cafes, hotels, restaurants, fitness centers and supermarkets in the vicinity.
The remaining stretch of the Tambaram-Tindivanam road would be widened into eight lanes. The underpass (subway) to connect Grand Southern Trunk (GST) Road with Chennai Bypass at Irumbuliyur has been completed.
Occupiers such as automotive and manufacturing companies, requiring proximity to the airport and other transport links should choose the GST Road. This move is expecting to drive the residential property demand in the coming days.
Proposed & Planned Infra
In an effort to allow vehicles to cross the ‘T’-shaped junction near the Arignar Anna Zoological Park at Vandalur, the Highways Department has begun initial works to shift electric poles and form service lanes for the construction of a 711-meter-long, six-lane wide flyover.
