FRAMED STRUCTURE:

• RCC Framed Structure to withstand seismic load.

SUPER STRUCTURE:

• 9" thick burnt brick / cement brick work for external walls and 4.5" thick burnt brick / cement brick work for Internal walls.

PLASTERING:

• External: Two coats of plastering with sponge finishing.
• Internal: A Coat of Plastering with sponge finish.

DOORS:

• Main Door: Teak Wood / machine made frame with moulded paneled shutter door with Melamine polishing and reputed make fittings.
• Internal Door: Teak wood / machine made frame with flush shutter doors with painting and reputed make fittings

WINDOWS:

• PVC/UPVC / Wood Window system with Float Glass and designer hardware of reputed maker design.

PAINTINGS:

• a) External Two coats exterior Acrylic Emulsion Paint of Asian / ICI Or equivalent make over one coat of primer.
• b) Two coats of luppum finishing.
• c) Internal Smooth Altek finish with Acrylic emulsion paint of Asian / ICI or equivalent paints over a coat of primer.

FLOORING:

• a) Living, Dining, Bed rooms and Kitchen Vitrified Tiles flooring (24" X 24").
• b) Toilets -Acid Resistant Anti-skid Ceramic Tiles.

TILES CLADDING:

• a) Dadoo in Kitchen Glazed Ceramic Tiles dado up to 2'-0" height above kitchen Platform.
• b) Toilets 8"x12" Glazed ceramic Tile dado of Johnson/ Bell /Kajaria or equivalent make up to lintel height.
• c) Utility / Wash Glazed Ceramic Tile Dado up to 3'-0" height 12"x12" of Naveen/Johnson or equivalent.

KITCHEN:

• Granite Platform with Stainless Steel Sink with both Drinking & Running water connection & provision for fixing of Aqua-guard.

UTILITIES/WASH:

• Provision for Washing Machine & Wet Area for Washing Utensils etc.

ELECTRICAL:

• Concealed conduits with good quality copper wire, finolex or equivalent. Modular electrical switches – Legrand or equivalent. One Miniature Circuit Breaker (MCB) for each room. Provision for geyser point in toilets, Washing machine point in utility, refrigerator in kitchen or dinning, Microwave oven in kitchen, Air conditioner in All Bedrooms, Provision for TV & Telephone points in Master bedroom and living area. Provision for Internet point in Living area.

LIFTS:

• Two lifts of Kone / Johnson or equivalent make would be provided.

TOILETS:

• All toilets will be provided with Western Commode of Parryware/equivalent make. Hot and cold mixture wall mixture with shower, provision for geyser in all bathrooms. All fixtures are C.P coated Parryware or equivalent. Health faucet for Master bed room toilet.
