Lying in the confluence of Hosur Road and Sarjapur Road, HSR Layout is a residential area sprawling over approx. 7 sq. km. This area (like most in the city) is divided into sectors (Sectors 1 to 7), with each sector comprising main roads and arterial by-lanes.
HSR Layout’s close proximity to areas such as Electronic City, Whitefield, Koramangala, and Jayanagar make it one of the more desired residential and commercial market in Bangalore, especially among young working professionals. This area is dotted with suitable residences to accommodate this segment of consumers, ranging from Paying Guest accommodations to the ever-popular one and two bedroom apartments.
HSR Layout has wide array of facilities catering to the needs of the residents. Eateries, banks, ATMs, fitness centres, retail outlets, and departmental stores pepper the area. This colony has a Welfare Association that aids authorities in maintaining the district, as well as a centralized BDA complex, which houses the city’s administrative offices.
Living up to Bangalore’s title of ‘Garden City’, HSR Layout is abundant with a plethora of parks and landscaped pavements.
Connectivity and Transit Points
HSR Layout’s great connectivity acts as a synergist to its growth. Apart from being adjacent to areas like Koramangala and BTM Layout, this area lies amidst the two major IT hubs of the city, Whitefield and Electronic City, both lying a mere 7 km away.
This area boasts of an excellent bus system powered by the Bangalore Metropolitan Transport Corporation (BMTC), taking commuters to core parts of the city. It is 14 km from Bangalore City Junction, the main railway station, and approximately 55 km away from Kempegowda International Airport. Commuters needn’t fret, as the airport is easily accessible via KIA buses, which frequent the local bus stops periodically.
Factors for Growth in the Past
Originally developed by the BDA in 1984, HSR Layout was nothing but reclaimed land from the Agara Lake. After undergoing development in the early 2000s, HSR blossomed into a thriving neighborhood, complete with parks, schools, and even an army camp.
HSR Layout has witnessed one of the most robust growth and higher-price trajectory patterns in comparison to other areas in the city over the past two years, due to its great connectivity and advantageous location.
Its close proximity to the IT corridor, as well as prime localities like Koramangala, BTM Layout and Indiranagar, has catapulted it into popularity, drawing hordes of young IT professionals and businessmen.
Residential & Commercial Market
This locality has its fair share of houses as well as multi-storey apartments. The current sales trend for multi-storey apartments falls between Rs 4,750 to Rs 5,000 per sq. ft., with rental prices ranging from Rs 18 to Rs 20 per sq. ft. Additionally, the sale prices for independent houses in HSR Layout fall within the range of Rs 8,000 to Rs 9,300 per sq. ft., with rent varying between Rs 18 to Rs 27 per sq. ft. More than 80% of the residences are occupied by IT professionals, thus making one, two, and three BHKs the most sought-after house-types.
Commercial space costs anywhere between Rs 1.15 lakh to Rs 1.3 lakh per sq. yd. Leasing commercial space costs between Rs 37 to Rs 42 per sq. ft.
Due to the low lying nature of this area, some parts of the locality are prone to floods during the monsoon rains. Choked pipes and open drainage lead to the emission of foul odor and stink. The junction between 24th Main Road and 17th Cross Road is a site for accidents and injuries, and residents are advised to exercise caution.
Factors for Growth in the Future
The Federation of the HSR Layout Resident’s Welfare Association has informed authorities about basic civic problems that exist within the layout, and measures to amend these problems are currently being carried out.
The BBMP is looking into hygiene issues by establishing garbage segregation points and storm water drains in every sector. Authorities are taking over the fenced park located on 18th Main Road, and are developing it into an amusement park for the locals.
The BMTC is developing new bus stops at every sector to aid the growing number of IT commuters, thus providing an easy and hassle-free commute.
