Flooring & Tiling 

•  Main entrance lobby, Lift lobby and Lift fascia (wall & floor) using Granite / Kajaria or equivalent vitrified tiles as per the architects design. 
•  Staircases using vitrified tile flooring with hand railing using GP / MS as per archited's design. 
•  Foyer / Living / Dining using Kajaria or Equivalent Premium ceramic tiles. 
•  Kitchen using Kajaria or Equivalent Premium Double Charged vitrified tiles. 
•  All Bed rooms using Kajaria or Equivalent Premium Double Charged vitrified tiles.
•  Al bed room toilets: Designer ceramic / vitrified tiles for floor and wok up to ceiling heights.
•  Utility Room: 30cm x 30cm for floor and 30cm x 45cm for (kitchen wall) walls at a height of 2' above the counter if any.
•  Balconies/Open Terrace / Decks: Rustic / Antiskid / Ceramic tiles / wood finished tiles with GP/ MS with toughened glass as per architects design upto 1.2 m height, 60 cm RCC with 10 mm thick. 

Sanitary & Plumbing 

•  All sanitary wares shall be of Jaguar or equivalent.
•  Concealed cisterns for master bedroom will be of Geberit or equivalent. Actuator plates shall be in CP Finish dual flushing system.
•  Faucets: Master Bedroom toilets will be single lever concealed diverters CP finish, heavy body metal fittings of Jaguar or equivalent or provision for hot water connection shall be provided for overhead shower.
•  Plumbing: All water supply lines shall be in ISI marked CPVC pipes. Drainage lines and storm water drain pipes shall be in PVC, cockroach trips make CHILLI shall be provided as gratings for all necessary location, Health Faucet JAGUAR or GROHE or equivalent shall be provided near EWC in all the toilets.
•  Stainless steel sink NIRAU / FRANKE or equivalent shall be provided for the kitchen. 

Doors & Windows

•   Window shutter: UPVC with glazed shutters.
•   Front Door: Designer Front entrance door with architrave and hardware such as peephole, safety chain and Door stopper.
•   Inside door: Engineered semi solid wooden laminated flush door. 

Electrical 

•  Concealed copper wiring using FINOLEX / V-GUARD / HAVELLS or equivalent make cables with modular plate switches, centralized cabling system for al electrical and communication requirements. Wiring shat be done for lighting. 6 amp plug points in the kitchen, one light point in all the toilets, one 6 Amp plug point at Living for emergency charging of devices shall be provided (Air-conditioning and Geyser points and other 16 amp points will not be considered for the power back up).
•  Light fixtures for the common areas, external areas Apartment balconies and at entrance door of the individual Apartments shall be provided.
•  All light fixtures in the common areas shall be PHILIPS / HAVELLS or equivalent.
•  Adequate ELCB and MCB shall be provided in each Apartments SCHNEIDER / LEGRAND / ABB /HAVELLS.
•  Provision for the GEYSER points and fresh air fans shall be provided for toilets.
•  Provision for internet shall be provided in the Living and Master Bedroom.
•  Provision for cable TV / DTH shall be provided in the Living and Master Bedroom. 

Air Conditioning 

•  Provision for Air-conditioning in Living, Dining and all Bedrooms. 

Paint Finishes

•   Premium emulsion paint shall be applied for the ceiling and interior wats of the Apartments excluding utility and services
•   Acrylic cement based putty with premium emulsion paint shall be applied inside Apartments. 
• Whether shield exterior grade emulsion paint for external wall. 

Elevators 

•  Three lifts. Two passenger lifts and one bed lift with automatic rescue device. JOHNSON / FUJITECH / TOSHIBA / KONE or equivalent. 

Automation

•  Multi level security systems for common areas and Lobbies, Access control entry to the lifts and Gymnasium. Light motion sensors for selected common areas. 

Landscaping

•   Provision for sprinklers and a drip irrigation system shall be provided for necessary common area landscaping.
•   Interlock pavers to be laid in driveways and walkways.
•   Hard and soft landscaping shat be provided as per the landscape consultants design.
