Kattupakkam is a prominent suburb, seated in the western region of the metropolitan city of Chennai. The locality is well planned and neatly divided into distinctive colonies such as Mac Nagar, KGT Nagar, Noombal Arena Colony, Jayalalitha Nagar, and Sornapuri Nagar.

 

Subtly divided into two halves by Mt Poonamalle High Road, the locality is further subdivided into many streets and roads, making it easy for people to commute within the locality. Kattupakkam is well connected with its surrounding localities like Maduravoyal, Poonamallee, Porur, Iyyappanthangal, Santha Nagar, Kumananchavadi, Sanjay Gandhi Nagar, and MGR Nagar.

 

Kattupakkam enjoys well-developed social and physical infrastructure. The area is well equipped with schools, hospitals, restaurants, banks, and other amenities required by an end user. Some of the prominent hospitals in the area include Saveetha Oral Cancer Radiotherapy Hospital, Homeocare Hospital, and Sri Ram Hospital.

Connectivity and Transit Points

 

Mt Poonamalle Road, which runs along Kattupakkam, hitches to Chennai Bypass Road, connecting Kattupakkam with important areas in the north-western and south-western part of Chennai. Chennai Bypass Road further converges into Poonamallee High Road and NH-4, connecting Kattupakkam to areas like Koyambedu, Arumbakkam and Anna Nagar.

 

A number of MTC buses ply through the Kattupakkam bus stop, which is centrally located on Mt Poonamalle Road. These buses connect this locality to areas like Ambattur, Iyyappanthangal, Poonamallee, Koyambedu, and Guindy.

 

The closest railway station to Kattupakkam is at Guindy, situated 10 km away from here. Guindy connects to a number of other important areas in the city, such as Chennai Fort, Tambaram, Kodambakkam, Vandalur, Urapakkam, Guduvancheri, Pallavaram, Chennai Egmore, and Chrompet. Chennai Central Railway Station is situated 22 km from here, and takes close to an hour to reach via road. However, one can board a train from Guindy to Chennai Egmore, which is only 2.4 km away from the central railway station, and avoid the road traffic.

 

Chennai International Airport is 16 km away from Kattupakkam, and can be reached via NH-45. It can be reached within 30 minutes if there is no traffic on the roads; however, during peak traffic hours, it takes close to 50 mins to reach the airport from here.

Factors for Growth in the Past

 

The area began to see a sprinkling of development over a decade ago, when few IT companies like AUDCO set camp on the eastern part of this locality. The area’s development started as the housing sector in AUDCO Nagar boomed. The approval of a new housing development in Jeeva Nagar by Chennai Metropolitan Development Authority, also helped Kattupakkam to take baby steps towards growth and development.

 

Improvement in road connectivity via Chennai Bypass Road, Mt Poonamalle High Road, Avadi Main Road, and NH-4 brought Kattupakkam close to many important areas of Chennai, putting it under the realty market radar.

Kattupakkam is regarded as a calm residential area. The most dominant property type in the area is apartments/flats, followed by reasonable peppering of independent houses and bungalows. Few residential plots can also be found for sale in the locality.

 

The average price for 1 BHK to 3 BHK apartments/flats in Kattupakkam ranges from Rs 3,850 per sq. ft. to Rs 4,400 per sq. ft. The prices saw a slight dip of around Rs 300 per sq. ft., when compared to the first quarter of 2014. The prices for independent houses in Kattupakkam saw an all-time high in the second quarter of 2013, but fell steeply at the end of 2013. However, the prices are looking up again, and the average price for independent houses currently is Rs 6,350 per sq. ft. In spite of good connectivity due to Mt Poonamalle Road and Chennai Bypass Road, Kattupakkam suffers with narrow roads. With rapid development taking place in terms of both commercial and residential properties, the narrow roads are creating traffic congestion.

 

The infrastructural development of the area is not at par with the commercial and residential development. Construction of flyovers, railway stations, and bigger bus terminals are not taking place in the area, leaving it slightly cramped in the wake of development.
