Factors for Growth in the Past
The area began to see a sprinkling of development over a decade ago, when few IT companies like AUDCO set camp on the eastern part of this locality. The area’s development started as the housing sector in AUDCO Nagar boomed. The approval of a new housing development in Jeeva Nagar by Chennai Metropolitan Development Authority, also helped Kattupakkam to take baby steps towards growth and development.
Improvement in road connectivity via Chennai Bypass Road, Mt Poonamalle High Road, Avadi Main Road, and NH-4 brought Kattupakkam close to many important areas of Chennai, putting it under the realty market radar.
Residential and Commercial Market

In spite of good connectivity due to Mt Poonamalle Road and Chennai Bypass Road, Kattupakkam suffers with narrow roads. With rapid development taking place in terms of both commercial and residential properties, the narrow roads are creating traffic congestion.
The infrastructural development of the area is not at par with the commercial and residential development. Construction of flyovers, railway stations, and bigger bus terminals are not taking place in the area, leaving it slightly cramped in the wake of development.
Factors for Growth in the Future
With ongoing and upcoming projects like TATA Santorini, SKR Sun Bright Garden, Paradise Vivente, P. G. Innova, and Vatsa, Kattupakkam’ s realty market will surely see a surge in residential demand.
The upcoming metro station at Guindy will provide residents of Kattupakkam with an option to opt for metro rail transport instead of road or suburban rail transport. The enhanced connectivity will further work as a catalyst for Kattupakkam’s growth and development.
