Kothrud is a suburb situated in the western part of Pune. It mainly encompasses the areas around the Paud and Karve roads. The price per sq. ft. in the January-March quarter of 2013 was Rs 8,000. In the October-December quarter of 2013, the price was Rs 8,700 per sq. ft. In the January-March quarter of 2014, the price went up to Rs 8,900 per sq. ft and in the second quarter of 2014, the locality price further rose to Rs 9,150 per sq. ft.Seeing this steady growth, the property values of residential real estate in this locality is expected to rise even more.
Commercial Market Trends
There are relatively few commercial spaces, compared to residential spaces in Kothrud. The ones that are available for purchase can range anywhere from Rs 3,000-30,000 per sq. ft.
Rental prices, on the other hand, range from Rs 40-20,000 per sq. ft., depending upon the type of property and its location.
Monsoon brings with it a host of traffic woes, adding to those already prevalent. Road conditions deteriorate before the onslaught of the rainy season.
