Structures
R.C.C framed structure in 200-grade concrete with a clear floor-to-floor height of 10’ and a lintel height of 7’. All outer walls shall be 6” thick and partition walls and balcony parapet shall be 4½” thick.
Wall Finish
Internal:
Internal face of all the walls, ceiling etc. shall be finished with smooth plaster. Internal faces of room shall be finished with Oil bound distemper paint with two coats of putty.
External:
External surface of every outer wall shall be plastered in sand - face plaster with two coats of water proof cement paint.
Flooring
Vetrified tiles (24" X 24 ") to Drawing Room, Bedroom and Kitchen.
Ceramic tiles (12" X 12") to balcony & attaches terrace.
Flooring to toilet shall be in Antiskid Ceramic tiles (12" x 12").
Sills to every window shall be provided in Green Marble stone.
Doors
Main doorframe will be of Teakwood & shutter with brass fitting & latch lock protected by outer steel grill gate.
All doors frames shall be of 4" x 2 1/2 " size in R.C.C. precast section.
Shutters shall be flush types with C.P. fittings with two coats of Enamel paint.
Door Shutters of WC, Bath, Toilet shall be in PVC material.
Windows
All the Windows, in Aluminum sliding shutters with M.S.Grill painted in two coats of enamel paint.
Kitchen
Kitchen platform shall be provided with Black Granite top cooking platform with Steel Sink (21"x17") and Coloured glazed tiles dado upto 2’ height above cooking platform.
One tap in sink from overhead tank and another for fresh water from Sump well shall be provided.
Toilet
Coloured Glazed tiles dado upto 7" height in toilet.
WC shall be provided with coloured Orrisa pan or EWC with prince flushing cock and tap.
Internal plumbing will be concealed type.
Colored wash basin with pillar cock and 1" height glazed tiles above basin.
Toilets shall have one tap each for Cold & Hot C.P. mixer without telephonic shower.
Water Supply
One tap from overhead tank shall be provided each in Kitchen,Washing balcony, Toilets and Wash basin.
To ensure continuous water supply the apartment will have a well or Borewell, a sump, and one overhead tank, with 2 nos. of water pumps with adequate capacities.
Electrical Network
Every room shall have 4½ point of 5 amps, in concealed type fitting.
One no. Cable and Telephone point shall be provided in Drawing Room
Every Balcony, Passage, Terrace, Toilet shall have one light point each.
One 15 amp. power point in Dining room and Toilet.
All the fittings with copper wire and modular switch boards.
Two-way light point on each flight of staircase.
Tube light point shall be provided in parking area.
All the Electric fittings will be concealed.
Tube & Fan Points shall be provided on Inverter back-up to each room.
Staircase
Staircase shall have 3’ height and 4” thick parapet wall.
