General

STRUCTURE:
R.C.C. framed structure as per consultants design
WALLS:
Brick work with cement mortar
All External walls will be 9'' thick
All Internal walls will be 4.5'' thick
WALL FINISH:
Internal All internal walls will be plastered and finished with a coat of Plaster of Paris.
External walls All external walls will be cement plastered (mixed with waterproof chemical) and painted with a singel coat of Super Snowchem/equivalent cement paint and two coat of exterior paint.
FLOORING:
Vitrified Tiles (2' x 2') in Drawing & Dinning Space along with the passage. Not in the dinning balcony. Ceramic Tiles of (1 2" x 1 2") in rest of the covered areas inside the flat.
TOILETS:
Walls :Plain ceramic tiles upto a height of 7 ft.
Flooring :Non Skid Ceramic Tiles of (12" * 12").
Fittings : A wash basin, mirror, towel ring and cold water supply system with C.P. fitting of standard make. Hot & Cold water supply system will be provided at extra cost.
Sanitary : Vitreous White ceramic sanitary ware of standard make. Cistern will be of PVC.
KITCHEN:
Flooring : Non Skid Ceiamic Tiles of (12" ' 12").
Platform : Cooking platform in Black Granite with stainless steel kitchen sink.
Wall : 2 ft height ceramic tiles dado above cooking platform.One loft above the kitchen door will be provided.
DOORS &
HARDWARES:
Door shutters shall be of 30 mm thick commercial flush doors. Main door with polished teak ply on one side and rest all doors will be painted with two coats of synthetic enamel paint on a coat of primer, on wooden/ M.S door frames. Door fittings will be of approved make.
WINDOWS:
Aluminum Sliding Windows with 3mm clear glass. (Colour anodizing can be done on extra cost).
ELECTRICAL:
All electrical wiring in concealed conduits with copper wires and standard fittings. All rooms will consist of two light points, one fan point, One A/C point and one plug point (5 Amp). Kitchen will have two light point, one power point (15 Amp) and one plug point (5 Amp). Provision for exhaust fan in kitchen and both the toilets.One refrigerator point (1 5 Amp) in dining room. One power point (1 5 Amp) in common toilet and one calling bell point will be provided. In rest of the areas convenient provision of light, fan and power points will be provided as per the approved Electrical drawings.
WATER SUPPLY:
Through Deep tube wells and overhead tank.
ELECTRIC SUPPLY:
Provided by J.S.E.B or JUSCO. All units will have individual meters.Electricity connection charges will be charged extra.
GENERATOR:
Suitable capacity to provide 300W power supply to each flat. Power back up in lifts, miter purnps, street lights and other common areas, etc. (Additional capacity to the flats can be provided on extra charges).
TELEPHONE/TV POINT:
One point will be provided in Drawing/Dining room and one in a Masterbedroom. (Not a connection).
