STRUCTURE
Framed Structure as per Structural designing in reference to Geo technical reports and concrete works using M 20 Grade RMC from approved vendor as per design mix with minimum cement content of 300 kgs/Cum, affirming to IS - 456, and reinforcement steel detailing affirming to IS-1786 grade fe415.
PCC for flooring and footings using M 10 Grade RMC from approved vendor as per design mix with minimum cement content of 180 kgs/Cum.
 
SUPER STRUCTURE
External wall in 8" thick Solid concrete block in CM 1:6, internal and partition wall in 4" Solid concrete block in CM 1:5.
Ceiling plastering in CM 1:4 smooth finish.  Internal plastering in CM 1:6 smooth finish.  External plastering in CM 1:6 sponge finish.
 
JOINERY
Main door Size - 3'6" x 7'0", Bedroom/Balcony door size - 3'0" x 7'0" and Toilet door size - 2'6" x 7'0". Wood Ghana teak or equivalent.  Main Door Frame section - 5" x 3", Shutter in 35 mm thick skin moulded one side polished, 6 nos hold fast, 5" SS hinge,10" SS. Tower bolt 2 nos, Magnetic door stopper and Godrej or equivalent door lock. Bed room Door Frame section - 4" x 3", Shutter in 32 mm thick skin moulded both side painted, 6 nos hold fast, 5" SS hinge, 8" SS. Tower bolt 2 nos, Magnetic door stopper and Godrej mortice or equivalent door lock.
 
Toilet Door Frame section - 4" x 3", Shutter in 32 mm thick skin moulded one side water proofed painted both sides,  6 nos hold fast, 5" SS hinge, 6" SS Tower bolt 2 nos and Godrej or equivalent baby latch. Windows in LG huas or equivalent UPVC windows, french door and ventilators.   All windows hung type and french door slide type. Ventilators louver type and inbuilt 6" exhaust fan.
 
FLOORING/DADOO
All rooms in 2' x 2' vitrified tile in Asian, Nitco, Kajaria, somany or equivalent.  Toilet dadooing 10" x 15", flooring 12" x 12" antiskid ceramic tile, kitchen dadoo 8" x 12" ceramic tile and utility dadoo 8" x 12" floor 12" x 12" antiskid tile.  Staircase flooring in foot grip tile Car Park flooring in 12" x 12" terracota tile Kitchen working platform in 20mm thick black granite with bull nosing.
 
ELECTRICAL
Electrical conduiting in star, avonplast or equivalent, cable in orbit, polycab, kundan, finolex or equivalent, modular switches with Anchor roma or equivalent. Living Room - 3 nos 5 amps, 3 nos light point, 1 no fan point, 1 no telephone point, 1 no television point, 1 no calling bell point. Bedroom - 2 nos 5 amps, 1 no 15 amps, 3 nos light, 1 no fan point, 1 no telephone, 1 no television. PAINTING
Internal painting with Asian paints tractor emulsion or equivalent with 2 coats of putty and 1 coat water based primer. External painting with Asian paints or equivalent weather proof paint  emulsion1 coats of putty and 1 coat water based primer. Main door front polished and other doors enamel painted with 2 coats of oil based putty with 1 coat of primer. MS grills and railings painted enamel with 1 coat of metal primer or anti corrosive coat.

M S Grill for windows with minimum 1.6 kgs per sqft. MS railings for staircase and balcony with minimum 3.2 kgs per Meter. SS with toughened glass.
