1. STRUCTURE :

•  RCC footing foundation up to max 10’0” depth from road level.
•  RCC frame structure with high grade steel (FC 500) and A-1 quality of concrete finishes.
•  Footings, pedestals, columns, staircase and 5” thick slab, all in M-20 concrete mixes all as per design.
•  8” External solid block masonry walls and partitions of 4” thick solid block masonry tied with bond lintels.
•  2’0” wide loft for Kitchen only.
•  Height of each floor 9’6” floor to floor (i.e 9’1” head room) for flats for the Ground to 4” floors.
•  7’0” height parapet wall with chejja all round as per design.
•  Trowel finished near plastering for internal ceiling and walls.
•  Sponge finished double coat external plastering using weather proof agent.
•  Cement grout finished plastering using water proof chemical for sunken toilets.
•  Terrace top water proof plastering.
•  Steel consumption : 3.5 kg per Sft of Saleable area or as per structural design. (3.50 to 4.00 kg per Sft of Saleable area including wastage)
•  Lift Top slab & Machine Room slab as per drg.

2. ENTRANCE AND VENTILATION :

•  Decorative melamine polished jack wood main entrance door with brass fixture.
•  Flush shutters with Lamination for all internal doors fixed to hard wood frame with godrej/ equivalent mortise lock with S.S.Fixture.
•  Fiber sheet covered molded door with R.C.C door frames to toilets.
•  Powder coated aluminum 2 track & 3 track shutters for Balcony (Heavy section & 4mm glass) windows with glazed shutters & nominal safety M.S. bars as per drg.
•  Aluminum glazed louvers with provision for exhaust fan for toilet ventilation with M.S. bard for Ground floor only.

3. FLOORINGS WORKS :

•  24” x 24” premium quality vitrified tile floorings & 4” height skirting for all rooms except for toilets and balconies.
•  12” x 12” Anti-skid ceramic (vitrified) tile flooring for toilets and balconies.
•  Glazed tile wall dadoing to 8’0” height in toilets and 2’0” height in kitchen.
•  Polished Granite treads & risers for Lobby, Passage and staircase.
•  20mm thk jet black polished granite platform over 2” thk with RCC slab & block masonry support.

4. STEEL CASEMENT :

•  Nominal designed safety grill to Aluminum windows.
•  M.S. pipe railing with nominal design to staircase.

5. PAINTING WORKS :

•  Putty finished oil bound emulsion paint to internal ceiling and wall.
•  Multi-color external emulsion to external exposed surface of the building.
•  Red oxide primer and synthetic enamel paint to grills and railings.
•  Melamine sprays polish to entrance doors.

6. A ELECTRICAL WORKS FOR FLATS:

•  Modular switches with metal box and FINOLEX/R.R wires.
•  Points in Living : 2 fan, 2 lights, 1 chandelier, 1-5A plug 1 TV and 1 Telephone points.
•  Points in Dining : 1 fan, 2 lights, 1-5A plug and 1-15A power points.
•  Points in Bed rooms : 1 fan, 2 lights, 1-5A plug and 1-TC and A.C. provision points will be provided.
•  Points in Kitchen : 2 light, exhaust 2-5A plug and 4-15A power points.
•  Points in Toilet : 1 light, 1 exhaust 1-5A plug and geyser power point provision.
•  Motor point sump.
•  Inverter point provision (Excluding cost of Inverter).
•  External bulk head points in Lift shaft and yard as minimum required.
•  Parking area light points.
•  Metallic distribution board with necessary MCBs for Lighting and power circuits
•  3KV power for each flat with appropriate panel board for the whole apartment.
•  MESCOM deposit, charges, transformer etc. complete.
•  Light fixture provided for passage & Parking Only. (common area)
•  MESCOM temporary bills shall be paid up to permanent connection made date. (Or date of handing over apartment building whichever is later)

7. SUPPLY OF WATER AND WASTE DISPOSAL :

•  Internal UPVC threaded pipe lines as required for cold and CPVC pipes for hot water supply.
•  External UPVC threaded pipe lines for cold water supply.
•  1 wash basin points, EWC points, shower points & geyser provision in each toilets.
•  1 ½” PVC pipe for wash basin waste water lines.
•  2 ½” PVC pipe for toilet waste water lines.
•  4” PVC pipe for sanitary waste disposal and rain water disposal from terrace.
•  Providing and fixing white colored sanitary fittings in each toilet : 1 wash basin & 1 EWC with flush tank or valve.
•  Providing and fixing CP fittings in each toilet : 2 Angle cocks, 2-in -1, 2-in-1 wall mixer, shower set, WB set control valve.
•  Wash basin set in dining or in common Toilet (not at both places).
•  Washing m/c point in utility or as per plan.
•  Tap point in parking area for car wash and gardening purpose.
•  Necessary inspection chambers and rain water collection chambers.
•  Sewage work up to U.G.D. system or S.T.P.
•  Firefighting system as per fire dept. drg. (including N.O.C from fire department)
•  Jaguar/Hind wire/ Parry wire fixture.

8. OTHER FEATURES :

•  20,000 liters each capacity RCC underground & 40,000 Ltrs overhead tank, supported over extended columns of the building. (including supply & fixing submersible pump)
•  50mm thick concrete interlock block pavement for car park, Drive way and yard.
•  Ornamental Compound wall with gate as per design@ front side & ordinary wall for other three sides.
•  1 Elevator and allied works of 8 Passengers capacity. (Automatic) for apartment floor only with S.S. passenger cabin. (including N.O.C for running the lift from government authority)
•  Generator back-up (Non automatic) for lighting circuit, common area lighting and for Lift & apartment lights & fans. (40 KVA).
