STRUCTURE :

• R.C.C. Framed structure with M-25 Grade concrete and Fe 500 grade TMT Steel, designed as per relevant BIS Codes for Earth Quake Resistance (Seismic Zone-III).

WALLS :

• External walls with 6” and internal walls with 4” Porothem clay blocks. (Thermal effective)

PLASTERING :

• Double coat sponge finish for external walls, internal walls with smooth finish.

DOORS :

• Teak wood frame (African or Ghana) for main door, remaining all other frames are Indian Teak. Designer membrane door with varnish finish for main door. Panelled door shutters for all other doors with paint finish.

WINDOWS :

• UPVC windows with clear glass and safety grills.

FLOORING :

• 2’ X 2’ Vitrified Tiles flooring with 3” skirting all around. 12” X 12” anti skid ceramic tiles flooring in Balconies and Toilet.

KITCHEN :

• Granite top kitchen platform with stainless steel sink, Glazed tiles dado up to 2’ height above platform.

TOILETS :

• 12” X 12” anti-skid ceramic tiles for flooring and glazed ceramic tiles dado up to 7’-0”. JAGUAR C.P. fittings and Parry ware or equivalent sanitary fixtures.

PLUMBING :

• CPVC plumbing of standard make.

ELECTRIFICATION :

• Concealed copper wiring, modular switches of Anchor or equivalent make, with adequate light, fan, geyser power points and provision for A/C in all bedrooms.

PAINTING :

• Apex royal emulsion over wall putty for internal walls, Apex ultima exterior weather proof emulsion paint for external walls. Enamel paint and polish for doors.

WATER SUPPLY :

• Adequate usage water supply through bore well. Drinking water point in kitchen.

COMMUNICATION :

• Telephone point in all bedrooms and living room.

COMMON AREAS :

• 6 passenger capacity Johnson or equivalent automatic lift.
• Granite flooring in common areas.

SECURITY :

• Intercom with access control security system CCTV surveillance in common areas. (charged extra).
