Residential and Commercial Market

Residential Market Trends

The growth of the real estate market in Chennai opened many possibilities for Pattabiram. But, since the real estate buzz in this area is new, the dominant property type here is residential plots. However, independent houses and flats in Pattabiram can also be found here in reasonable numbers.

Since residential plots are available in abundance, they are economically priced, selling at an average rate of Rs 1,050 per sq. ft. The average rate of 2 BHK and 3 BHK apartments in Pattabiram is Rs 3,100 per sq. ft. and Rs 3,200 per sq. ft., respectively. Independent houses in the area are priced the highest, and sell at an average rate of Rs 3,800 per sq. ft.

This area sees more buyer traffic than people looking to rent a property. However, the average rental rate for a house is Rs 6 per sq. ft., and the average rent price ranges between Rs 5,000-7,000 per month.

Commercial Market Trends

Since Pattabiram is mainly a residential area, only a small portion of the property market is made up of commercial properties. The average property rate for commercial plots in the area is Rs 2,800 per sq. ft. The average price ranges from Rs 3 - 5.2 crores for a mid to large sized plot.

Major Challenges

Pattabiram has temporarily been facing power supply problems due to the Chennai-Tiruvallur road widening project. The shifting of power cables, poles, and transformers is causing power cuts in the region. However, it is being said that once the transfer is made, this problem would be solved.

Another issue that plagues this locality is excessive sewage water running on the streets, especially during the monsoon. There are many open drains in the area, causing sewage water to overflow, making it a breeding ground for mosquitoes.

Factors for Growth in the Future

The talks of setting up a financial city in Oragadam, which lies only 10km from Pattabiram, has cajoled many investors into investing here. Once completed, the financial city will see a huge inflow of buyer, seller, and investor traffic.

The proposal to start mini-bus service to suburbs like Tambaram, Red Hills, and Kelambakkam have increased the chances of instating these services in areas like Pattabiram. If the project is given a nod, it would definitely improve connectivity in the area, making it more convenient for the residents to commute.

Many small-mid scale residential projects like Royal Denizen, Jas Sahoj Nivas, Gokulam, Supradeepam, Sri Chakra, and P dot G Flora would help to kick start the apartment culture in the area, and would invite large-scale residential projects to set camp here.
