STRUCTURE

• R.C.C Framed structure with RCC Columns, Beams, Slab Etc.,.
• Brick Masonry walls with Plastering in CM.
• CCP in Stilt floor, with Two or more Floors.
• EARTH QUAKE resistant design as per STRUCTURAL CONSULTANT.
• COLOURS and DESIGN are as per ARCHITECT’s approval.

JOINERIES

• MAIN ENTRANCE door shall be provided with First class TEAK WOOD, frames and shutter switch “GODREJ Night Latch” or MORTISE lock, brass hinges and Lacquered brass handles and Eye piece will be provided.
• ALL OTHER DOORS shall be provided with TEAK WOOD frames and 12mm thick water proof inserts or solid core flush door shutters, OST or skin door.
• BATHROOM DOORS shall be provided with laminated / Chemical Painted flush doors. Door fittings will be provided with Anodized Aluminum Fittings.
• WINDOW frames and shutters shall be of with UPVC / Teak wood framed, glazed shutters with MS grills.
• VENTILATORS shall be provided UPVC / Teak wood framed, Glazed louvers with MS grills.

FLOORING

• Living / Drawing, Dining, Kitchen and Other Bed Rooms flooring shall be provided with 2’0” x 2’0” Vitrified tiles of standard brands ( Basic cost of tile at Rs. 42.00 / Sq. Ft. )
• Utility and Other Balcony Flooring shall be provided with 1’0” X 1’0” Ceramic tiles ( Basic cost of tile at Rs. 35.00 / Sq. Ft. )
• Car Parking Flooring - DUROCREET or Equivalent brand / Rubber moulded Interlocking floor tiles ( Basic cost of tile at Rs. 35.00 / Sq. Ft. )

KITCHEN

• Kitchen floorings shall be provided with 2’0” x 2’0” Vitrified tiles of standard brands ( Basic cost of tile at Rs. 42.00 / Sq. Ft.).
• Kitchen platform shall be of high grade polished Black GRANITE top (Basic cost of Granite at Rs. 120.00 / Sq. Ft. ).
• Dado up to 2’ 0” height above the platform ( Basic cost of tile at Rs. 30.00 / Sq. Ft. ).
• Stainless Steel kitchen sink shall be provided with out drain board.
• LOFT & SHELVES shall be provided as per drawings.
• Suitable openings for exhaust fans will be provided.
• Separate pipe lines to sink shall be provided for Bore & sump water

TOILETS

• Anti skid Ceramic tiles flooring, ( Basic cost of tile Rs. 35.00 / Sq. Ft. )
• Ceramic tile dado for about 7’ 0” height from the floor. ( Basic cost of tile at Rs. 32.00 / Sq. Ft.)
• Suitable openings for exhaust fans shall be provided.
• Water proofing to all toilets by Brick Bat Coba.

STAIR CASE

• Steps and landing will provided with Granite ( Basic cost of Granite at Rs. 100.00 / Sq. Ft.)
• Hand railing will be provided with Stainless steel material.

SANITARY WARES & FIXTURES

• EWC, Wash basin shall be provided with PARRYWARE / HINDWARE or Eq. brand. For attached bed room toilets
• IWC shall be provided with PARRYWARE / HINDWARE or Eq. brand for common toilets
• Wash basin shall be provided with PARRYWARE / HINDWARE or Eq. brand either in Dining or in common toilet
• Low level flushing cisterns of PVC or FRP fittings, plastic seat cover for EWC, Deluxe CP brass fittings and other suitable fixture.

PLUMBING

• One SUMP of adequate capacity individually for receiving Metro / Panchayath water as and when CMWSSB / PANCHAYATH water supply becomes available to the complex.
• One OVER HEAD TANK of adequate capacity shall be provided at the terrace of the building (to serve all the Flats) with Two compartments for pumping water from captive source ( bore well ) and water from the ground sump.
• SEPTIC TANK of adequate capacity shall be Provided
• A Tap in the kitchen for Metro / Panchayath water supply from over head tank. Taps shall be provided to supply Ground water (bore water) / Sump water to bath, toilet and kitchen through over head tank(s).
• 2 way Tap connections shall be provided in bathrooms with hygiene faucet with Overhead shower & Hot and cold water provision.
• Concealed plumbing arrangements, with CPVC pipe line of slow guard make for hot water pipe line.
• For All Internal plumbing lines CPVC pipes and for External plumbing lines UPVC pipes are used
• All PLUMBING fittings shall be provided with HAVELLES or Eq. brand.

ELECTRICAL

• 3 Phase Electric supply connection with change over facility
• Concealed copper wiring,
• Provision for Inverter. McB / ELCB (Earth Leak circuit breaker) as per the choice of the Builder.
• Provision of ELECTRICAL points as listed in table below…

PAINTING

• All INTERNAL WALLS & CEILING shall be applied with Acrylic Putty to have smooth surface and finally finished with one coat of acrylic primer and 2 coats of EMULSION paint.
• The EXTERNAL WALLS of the apartment / building shall be initially applied with 2 coats of White cement and finally finished with 2 coats of weather proof EXTERIOR EMULSION.
• Doors other than entrance door & Windows with enamel paint.
• Entrance / Main door with varnish (sealer finish / Melamine finish).
• M.S. Grills with two coats of enamel paint.

WARDROBES

         All Wardrobes / Cupboards, Showcases & Shelves in all the rooms shall be provided with both sides polished Black Coloured Cudappa slabs to a maximum of 45 Sq. Ft. in 2BHK Flats & 60 Sq. Ft. in 3BHK Flats ( If any Additional quantity required beyond the provision will be charged Extra)

COMPOUND WALL

• Compound wall be provided along the boundaries of the premises ( Only, when the premises is open from the other side ) with M.S. gate as per the Design & Drawings.
• Paved driveway / Ramp will be provided as per the drawings.

SPECIAL AMENITIES

• Hard & Soft Landscaping will be provided ( If space available for )
• BUILDING Elevation is as per the ARCHITECTS design.
• Building Name shall be provided in Metal letters.
• FLAT OWNERS Name Plate will be provided at the entrance of the APT.
• Separate EB Meters for all Flats in the Main board, sub main Distribution board (DB box) in each flat for quick isolation of supply and Separate common EB Meter for common service .
• Water Proofing to all toilets by brick bat coba.
• Water storages shall be water proofed.
