MASTER PLAN
STRUCTURE :
The structure to be built as RCC FRAMED STRUCTURE, with 9tk BRICK WORK for outer walls, and 41/2tk BRICKWORK for internal walls, The Basement height shall be 3'6''.
DOORS:
(i) The MAIN ENTRANCE DOOR is with TEAK WOOD Frame of size 5''x 3'', PANELLED with 11/2 tk TEAK WOOD PLANTS as per Architect design with BRASS HINGES, TOWER BOLTS, ALDROP, FRENCH POLISHED.
(ii) The Internal Doors are with I Quality Country Wood Frame of size 4 x 21/2, (SAL WOOD or EQUIVALENT) with 30mm th Molded Skin Flush Doors with necessary from oxidised hinges Anodised Aluminum tower bolt, Cylindrical Brass Lock, etc.
(iii) The Toilet doors are with I Quality Country Wood Frame of size 4x21/2(SAL WOOD or EQUIVALENT) with 30mm thick hard core flush door with lamination on the inner side, Enamel Pintable in the front side with necessary Anodised Aluminium tower bolt, etc.
WINDOW :
(i) GLAZED Windows are with I Quality Country Wood Frame of size 4x 21/2, (SAL WOOD or EQUIVALENT) with 3 x 11/2 shutter frame for normal window, 4x 11/2 for French Windows, 5mm pin headed glass, necessary. Iron oxidised hinges, Aluminum anodised Hookes, 3 tower bolts, hinges, etc.
(ii) Grills to be made with MS Flat or square roads as per architect design with 1.75 kg/Sq.ft, embeddable inside the window frame.
FLOORING (i) Flooring with 24'' x 24''vitrified tiles of JOHNSON or equivalent make, according to bulk availability and Architect choice to blend with the Villa design for the entire Project.
(ii) For Steps, 19mm tk Green Marble pre polished, for treads and vitrified tiles for risers.
ELECTRICAL:
(i) Concealed wiring with BIS branded V-GUARD of Equivalent cables using PVC conduits, recessed Switch boards with Modular Switches.
(ii)Three phase power supply with separate independent meter.
(iii)Telephone and Cable TV cabling would be done and brought to the junction box in appropriate place.
(iv) AC provision for all Bed Rooms.
(v) Electrical Points for the entire Villa strictly as per Architects drawing only. Any extra points can be done at extra charges.
PLUMBING &SANITARY:
(i) Concealed Internal Water Supply lines will be of U-PVC I Quality.
(ii) All external sanitary lines are to be with 21/2and 4SUPREMEor Equivalent make necessary PVC specials.
(iii) Septic Tank of Standard size will be provided for every Villas.4 RCC Sump for a capacity of 4000 liter to be provided.
(iv) Water supply through Common O.H.T to be provided inside the compass connected to the Individual sump for every VILLA.
COMPOUND WALL&GATE:
Compound Wall will for 50ht using 4 thick Hollow Block with necessary pile foundation, plinth beam, etc. All M.S. designer gate as per Architects design will be provided Separately for Every Villa.
OTHER DETAILS:
1.Additional Features preferred by the client can be done, If found feasible and acceptable at our discretion and at Extra Cost.
2.No structural, Elevation, Architectural change can be entertained, that will subsequently affect the Architect's concept and design of the Villa and Township.
KITCHEN:
(i) Kitchen platform to be made with 19mm Black Granite top with edge polished and 4 tk granite border to the slab edge.
(ii) Special Glazed wall tiling for wall upto 4'0''ht.

(ii) Anti Skid floor tiles to match with wall tiles as per Architects design using Johnson or Equivalent make.
(iii) Cascade type Colour European water closet from PARRY WARE for Master Bed Room and White EWC with slim line water tank for Other Bed Rooms.
(iv) Jaquar or Equivalent make CP Fittings.
(v) A Electric points for GEYSER & Exhaust Fan.
PAINTING :
(i) Berger (or) Equivalent brand wall masta Emulsion for Internal and External Walls.
(ii) Enamel painting for Internal Doors, Windows and Grills.
(iii)French polishing for the Main door.
(iv)All painting works are to be carried out as per standard practice of application.
