Hennur Road is a major road located in North Bengaluru, in the state of Karnataka. The road branches off the Outer Ring Road approximately 6 kilometers northwest from the Benniganahalli Flyover. Extending northwards from the Outer Ring Road towards the new international airport in Devanahalli, the Hennur Main Road runs past a couple of neighborhoods on its way.
Ever since the conception of the Kempegowda International Airport, Hennur Road became a key residential locality for people who wanted to be close to both the city and the airport. Major builders and homeowners started to become more and more interested in the real estate here, since the beginning of the airport’s construction in 2005.
Real estate prices are still relatively low in Hennur but are on the rise, as well-known builders have already begun their land acquisition and construction of residential projects. It especially caters to the residential needs of those working in the Manyata Embassy Business Park as well as in the nearby commercial locality, Kalyan Nagar.
Connectivity and Transit Points
The major bus stop to this locality is the Hennur Cross bus stop. Commuters who live far down along the Hennur Main Road can catch buses from any one of the many bus stops along the road. The buses connect commuters to other major bus transit points like Shivaji Nagar, K R Market, Majestic, and Kempegowda International Airport. The nearest major bus stop to this locality is the Hennur Bus Depot.
Majestic, the biggest transit point in all of Bengaluru, is approximately 10 to 15 km from the Hennur Road locality. The Baiyyappanahalli Metro station, about 7 km away, connects commuters to other major localities within Bangalore. BMTC buses are the most common mode of transport along Hennur Road, followed by auto-rickshaws. Cabs can be booked as well.
Factors for Growth in The Past
This locality used to be just another city-outskirt locality, where people who worked out of the city would reside. Kalyan Nagar, the locality on the other side of the Outer Ring Road, boomed as a commercial sector and soon Hennur Road became a livable residential area. Some small nursery schools popped up in Hennur, as well some local shops.
Hennur Road gradually gained more and more focus from real estate investors and developers due to its close proximity to the airport. All of the areas between Bangalore and the new Airport have seen development at a rapid pace, especially Hennur Road and Kalyan Nagar. Hennur Road has grown commercially as well, with sportswear showrooms like Nike and Bata, a number of banks and ATMs, and supermarkets such as Nilgiris and Reliance Fresh. There are a couple of pharmacies and dental clinics, but no major hospitals in this locality.
Hennur Road is mainly known as a pure residential area, although commercial developments are expected in the near future. This locality not only serves as a residential area for those working in the city, but also those who are working in Manyata Tech Park.
Real Estate Market in Hennur
Over 60 percent of the realty available for buyers in the locality are regular apartments. There are only a few service apartments along Hennur Road, around 6 percent of Villas, and a good 11 percent of houses. Investors and developers are still in the process of buying layouts and plots, this is why 20% of the realty found are layouts and plots. This is a huge opportunity for anyone who wishes to buy land and built their own apartment buildings.
The sale prices, per square foot, for apartments have seen some ups and downs. The prices took a nosedive in the third quarter of 2013, to 3790 Rupees per square foot. The depreciation continued into the fourth quarter, down to 3542. The low prices do not necessarily mean that the prices will keep falling. In fact, in the first quarter of 2014, January to March, the prices are on their way back up, appreciating to 3614 Rupees per square foot.
The prices in Hennur Road are lower than how much it could potentially be, and this is a good sign for investors, especially since there is no doubt the prices will shoot up as soon as the Hennur flyover is built.
Factors for Growth In The Future
The government of Karnataka plans to create an IT sector near the Kempegowda International Airport in the future, this conception has further pushed investors and builders to focus on building medium to premium residential projects.
To further help commuters to the airport and back, the BDA (Bangalore Development Authority) has begun the construction of a flyover that bypasses the intersection of the Hennur Cross Junction. This flyover, Hennur Flyover, will allow commuters to travel from the city onto Hennur Main Road, without having to stop at the junction under the bridge and waiting for traffic police’s signal. The construction work for the Hennur Flyover begun in 2010, and was expected to be completed by 2012. But the residents and city-to-airport commuters alike are still awaiting its completion. The reason behind this delay is that the BDA is still trying to acquire the necessary land required to finish the construction, from landowners.
