TYPE OF CONSTRUCTION
RCC framed structure with load bearing or non load bearing walls.
The walls will be Plastered inside and outside.
Ceiling height will be 10 feet approximately except in the toilet where it will be 8 feet and 6 inches.

WALL FINISH
Walls will be plastered and painted inside and outside.
In the toilets, walls will be covered with Kajaria /equivalent ceramic tiles up to a height of 7 feet.
In the wash area, tiles will be provided upto the height of 2 feet.
Ceramic tiles will be of plain series.

FLOORING
Flooring will be 2' x 2' vitrified tiles for living, dining, bedrooms & kitchen areas.
Kitchen, Balconies and wash areas shall be provided with 12 x 12 ceramic tiles.

DOORS
Main door frame will be of good quality wood with flush doors finished with varnish.
Other doors will be with good quality wood frames and flush doors with painted finish.
All door fittings will be of Anodised Aluminium - Jothi Brand / equivalent
Main door will be provided with secure lock, one aldrop, tower bolt at top and bottom of door safety chain and peep hole.
Doors to the bedrooms will be provided with secure locks, tower bolt and door to the kitchen will be provided with aldrops.

WINDOWS AND VENTILATORS
Pre fabricated fenesta / aluminium or UPVC windows will be provided.
Ventilators will be of good quality wooden frames with glass louvers.
In each bedroom one opening with steel grill covered with glass will be provided for installation of room air conditioner.

KITCHEN
G20 Black Granite slab will be provided for the kitchen cooking platform.
A Single bowl stainless steel sink with drain board will be provided.

PLUMBING AND SANITARY FITTINGS
Concealed plumbing lines from the overhead tank for each floor.
Closets and washbasins of Parry ware or Hindware make will be provided.
Provision in plumbing for connecting one geyser in each toilet.
Hot and cold mixer for shower area and tap in each toilet.
Toilet closets will be floor / wall mounted EWC / IWC as per design.
Chrome plated Bathroom fittings for taps, wall mixers, etc.

WATER SUPPLY
Common bore well will be provided.
Two pumps one for bore and one for sump will be provided.
Overhead tank with water lines or pressure pump will be provided.
Underground sump with adequate capacity will be provided.

ELECTRICAL
Concealed copper wiring with ISI brand cables and modular switches will be provided.
Separate meter for lighting in common areas, the lift and the pumps.
Three phase supply with automatic phase change over switch will be provided.
15 Amp power plug sockets will be provided for water heaters in the toilets, for air conditioners in the bedrooms, two in the kitchen and in the service balcony for washing machine.
In all the flats 5 AMP sockets will be provided in the kitchen, one for aquaguard, one for mixer machine and one for exhaust fan.
Two 5 amp plug sockets will be provided in each room, except that in the living room, in addition a multiple socket with 3 outlets will be provided for connections to TV, stereo and VCR.
One calling bell point will be provided.
Except for the light points in the staircase, all other light and fan points will be controlled from single point.
Generator with sufficient capacity for lift, pumps and lights in common areas and all light and fan points inside the flats shall be provided
