Factors for Growth in the Past
Kelambakkam witnessed growth primarily due to the development of the OMR and Vandalur-Kelambakkam Road. In addition, abundant land availability caused several residential and commercial pockets to expand rapidly in the region. Its proximity to SIPCOT IT Park further attracted the office workers who began relocating from adjacent localities to this area.
Another added advantage was the reasonable property prices. Excellent connectivity via roads and railways ushered real estate development and helped Kelambakkam flourish.
Residential and Commercial Market
Residential Market Trends
Apartments, layouts, and plots are dominant property types in the area. The average sale price for multi-storey apartments in Kelambakkam is Rs 3,350 per sq. ft., and for builder floor apartments it is Rs 3,450 per sq. ft. On the other hand, the average cost for a residential plot in Kelambakkamis Rs 12,550 per sq. yd.
Commercial Market Trends
The price for commercial spaces are extremely reasonable in Kelambakkam. Average price for offices in this locality is Rs 7,300 per sq. ft. and for commercial plots is Rs 2,250 per sq. ft.
Major Challenges
Although Kelambakkam is well developed, a few issues need immediate addressing. For instance, the production in the salt pan has come down drastically, thanks to the raw untreated sewage let out into the south Buckingham Canal. Over the last few years, salt production in localities such as Kelambakkam, Thiruvidanthai, Thaiyur, and Kalavakkam has significantly reduced.
Approximately 3,500 acres of land has been leased out by the Central and State governments to salt manufacturers. As the water in the canal is polluted, salt manufacturers have been forced to extract sub-soil brine from the ground. Although the density of brine is much more than seawater, the output is not much. The salt manufacturers have raised a request to the authorities to prevent sewage inflow into the canal, but Public Works Department and Metrowater have turned a deaf ear to their requests. This contaminated water has caused many to get skin ailments.
Factors for Growth in the Future
With the concentration of residential projects by Artha Property, Prabhavathi Builders, Green Home, and JHL Global Pvt Ltd, Kelambakkam will soon brim with real estate activity. Chennai One World, Prabhavati Cascade, Villa Green, Vijay Raja Spruce, Purva Swanlake, and Vishwakarma In Town are few upcoming residential projects in the area.
There are plans to widen Old Mahabalipuram Road, as well. This road will be transformed into a six-lane stretch between Siruseri and Poonjeri, and connect to East-Coast Road. The current four-lane road will have two bypasses at Kelambakkam and Thiruporur.
