Transportation via shared autos and tempos is the most preferred mode of transport for intra-city travel here. Several share autos and tempos ply the Lal Kuan Auto Stand and connect the locality to other important areas of Ghaziabad. The two prominent bus stops in the area include Lal Kuan Bus Stop and Bisrakh Mode Bus Stop, situated on either side of the locality. Lal Kuan is also blessed with a fair rail connectivity, with Ghaziabad Railway Station situated at a distance of just 7 km from here. Lal Kuan got into the seam of the real estate market in Ghaziabad after the development of two arterial roads, NH-24 and NH-91. Given the rapid growth of social infrastructure in and around the locality, residential prices in Lal Kuan jumped 11 percent in the second quarter of 2014 (April-June). The average rate of 2BHK apartments in Lal Kuan is Rs 2,120 per sq. ft and the average price ranges from Rs 15 lakh to Rs 28 lakh. 3BHK apartment units sell at an average rate of Rs 3,250 per sq. ft, translating to an average price of Rs 42 lakh. With the advent of a number of industries in the neighbourhood, the rent culture has also become very prominent. The lack of municipality-installed garbage dhalaos or dustbins has caused a nuisance in some parts of Lal Kuan. The absence of these dustbins has led to uncollected garbage on the roads, causing unhealthy living conditions in few parts. The locality also suffers from traffic congestion issues, especially along NH-24. This highway carries a heavy traffic of commuters, who travel to Delhi and Noida from Ghaziabad. The dearth of parks and children’s play area is also a cause of concern for the area’s residents.

 

Factors for growth in the future

The proposal to widen National Highway 24 (NH-24) from the existing six-lane highway to an eight-lane highway will minimise the traffic woes of the commuters. This upgradation will aid better accessibility and add to the convenience of Lal Kuan’s residents. The proposed Phase-3 Metro extension to Greater Noida, Noida, and Mehrauli, which will pass through Lal Kuan, will lead to a tremendous increase in both the demand and supply of residential and commercial properties in the area. With large-scale projects such as Modern Heights, IFI Model Town, Aditya Gracious Floors, Royal Residency, Okhla Chandan Homes, and Shri Sai Heritage launched, Lal Kuan’s residential market will see a headlong shift in realty demand.
