Painting :
Two coats of luppam finish with Alltek and Emulsion painting for internal walls.
External wall with Birla putty and texture (as suggested by Architects) with Asian Paints ACE or equivalent.
Electrical :
a) One TV point each for hall and master bedroom.
b) Telephone point in living room and master bedroom
c) Fire-resistant electrical wires of Anchor / Finolex or equivalent
d) Elegant designer modular electrical switches of Anchor / Roma/ Legrand or equivalent.
e) Earth Leakage Circuit Breaker (ELCB) 
for each flat f) MCB for each room and main supply.
Steel And Cement :
TMT steel of premium brands. Premium brand of cement. 
Generator Back-Up :
Common Area: Parking areas, corridors, common area lighting, lifts and motors
Flats:
Fan and light in each room and TV point in drawing room
Super Structure :
9” thick AAC block masonry for external walls.
4” thick AAC block masonry for internal walls.
Water Supply :
a) Water supply from bore well with overhead tank.
b) Water sump on the northeast corner of site with CPVC pipes of Ashirwad or equivalent for water.
c) All sewage and rain water lines are of superior quality PVC pipes (Supreme/Prince/Finolex or equivalent).
d) All plumbing lines are pressure tested.
e) One connection for drinking water in the kitchen
Doors & Windows :
Doors:
Main doors in Teak wood frame and designed Teak veneer flush shutters with necessary Brass/SS hardware. Internal doors in Teak wood frame and designed flush shutters with Brass/SS hardware. 
French Door:
UPVC French doors with plain glass
Windows:
UPVC / aluminium windows from reputed brands with MS safety grills.
Flooring :
24” x 24” vitrified tiles (Johnson, Asian or similar quality). Anti-skid ceramic tiles for bathrooms and utility areas (Johnson/Asian or equivalent).
Security Systems :
Round-the-clock security with intercom and reception lobby.
Toilets :
Ceramic tiles dado up to 6’x6” height. EWC and wash basin in all toilets of reputed brand. Provision for geyser in all toilets. Provision for exhaust fan. All CP fittings of reputed brand.
Safety :
Fire alarm, Fire sprinkles & wet rises in parking areas / common areas (as per fire Authority regulations)
Plastering :
Double-coat sponge finish for internal walls.
Double-coat sponge finish for external walls with water-proof mixtures.
Kitchen :
Black granite counter platform with stainless steel sink. Cladding with glazed tiles above the kitchen platform up to 2 feet height. Provision for water purifier in kitchen. Provision for washing machine with electrification in wash area. Piped gas connection with gas meters.
Lifts :
