Structure
The skeleton of beams columns and slabs shall be of Reinforced cement concrete, which consists of high quality steel rods, cast along with M2O grade of concrete. PVC sheeting shall be provided for plinth as vapour barrier.

Walls
The external walls are made up of laterite stone blocks/concrete blocks/clay/brick blocks, coated with a double layer of sand faced cement plaster and rain proof paint. The internal walls are made up of clay bricks, coated with a single layer of sand faced plaster and rendered with cement plast, primer and paint.

Roof Slab
A layer of waterproofing compound (Shikka) shall be applied to the roof slab and then covered with Manglore tiles.

Flooring
Vitrified Tiles shall be used for flooring and black granite for skirting. Bathroom tiles for walls and flooring- Flooring shall be of non-skid ceramic tiles. Walls will have glazed tiles up to ceiling height.

Woodwork&Fittings
Main door frame and shutter of teak wood
Internal door frames will be of good quality hard wood with fibre skinned/ compressed doors.
French doors shall be Powder Coated Aluminium/UPVC type.
Window frames and shutters shall be of Teak wood/Good quality hard wood
All Woodwork will be varnished or painted. All windows will be provided with shutters glazed with distortion free float glass.
Brass handles, tower bolts and hinges and Mortise locks for bedroom doors.

Electrical Fittings
All wiring will be multi-strand, fire resistant, double insulated and concealed. 3-phase power will be provided, along with adequate number of light points, fan points, power points, switches and sockets in each room. (Appliances not be provided)

Sanitary Fittings
Completely concealed plumbing system with white ceramic sanitary fittings such as cisterns, faucets and washbasins. Washbasins and showers will be provided with hot and cold water mixer taps. The master bathroom shall be provided with a glass enclosure.

Kitchen Platform
Polished granite kitchen platforms with wall-tilling. A Single bowl sink shall be provided fitted with hot & cold mixer taps.

Paint
Weather proof paint for exteriors and acrylic emulsion for interior surfaces.

Swimming Pool

Reinforced cement concrete with advanced filter systems. Decks paved with natural stone.

Gardens
Professionally landscaped lawns and gardens. Well-lit and paved garden pathways..

Water Supply
CPVC piping with adequate overhead tank and sump tank. Water supply through Government water connection and open well on site.
