Structure:
The building will be of Seismic Zone III compliant Earthquake resistant R.C.C. framed structure with all external walls of 23 cm thick laterite stone or concrete blocks. Internal partitions walls will be oily cms burnt clay bricks/ fly ash bricks / concrete blocks.

Plastering :
External walls will be finished with 2 coats of sand faced cement plaster with suitable waterproofing additives, and I or finished with stone or other cladding. Internal walls and ceiling will have single coat cement plaster smooth finished with cement based Wall Putty, Plaster of Paris or Gypsum.

Flooring :
Vitrified tiles flooring for Living, Dinning, Bedrooms and Kitchens. Anti skid I matt finished Ceramic tiles in Balcony and Toilet areas.

Door, Windows :
Main door :
Teak wood / first class hard wood frame with Marine grade block board shutter. Heavy duty hinges, tower bolt night latch, Aldrop from outside and Security Eye will be provided.

Bedroom doors:
Frames will be of seasoned teak / hardwood with Marine grade flush doors and tubular mortice lock.

Bathroom door:
Frames will be of seasoned teak I hardwood, or granite I marble I natural stone. Shutters will have seasoned wood styles and rails and marine ply or bison board panels. Alternatively shutters may be of FRP. Stainless steel hinges and Tubular latch will be provided.
Balcony /terrace doors / French doors will be of anodized I Powder coated aluminum or UPVC. Glazing will be of 6 mm tinted glass or plain glass with sun control film. Shutters will be sliding or folding type.
Windows will bent anodized / Powder coated aluminum or UPVC with 4 mm tinted glass or plain glass with sun control film.

Kitchen:
Modular kitchen with black granite counter top with stainless steel sink. Glazed / ceramic tiles in Dado up to lintel height Jaguar or equivalent C.P. fittings. Provision for water purifier and exhaust

Wash Rooms:
Ceramic wall tiles up to lintel level. Sanitary ware will be of white or ivory of reputed brands. Water closet will be wall hung wherever possible with concealed flush tank. Counter top Wash basin. Fittings of Jaguar or equivalent make. Separate enclosure for shower area. Provision of water heater and exhaust fan.
