Witnessing an appreciation of property prices by 32 per cent over the last few years, Noida’s Sector 137 has embraced the real estate boom and grown from it. This appreciation in property values has seen builders flock to this locality by the dozens, each buying land parcels for development.
The heightened interest of developers in this area has led to the development of prime residential complexes by big builders such as Paras Buildtech, Supertech Group, Logix Group, and Shubhkamna Group. The gated communities being developed by these builders are great investments promising positive returns.
Sector 137 is an organised sector; it has been meticulously planned and precisely laid out, leading to the establishment of a neat and intricate system of roadways within the area. Its close proximity to the corporate sectors 136 and 143, the commercial core Sector 18, Delhi-Noida-Delhi (DND) Highway, Faridabad-Noida-Ghaziabad (FNG) Expressway, and Noida-Greater Noida Expressway, provides this locality with excellent connectivity and easy accessibility, adding another feather to its hat.
This locality is situated next to Sector 91, which is being developed as a green lung in contrast to the otherwise concrete jungle. Providing a vast expanse of greenery, it is going to house a number of parks, gardens, and play areas, allowing for relaxation and recreation.
Sector 137 houses a number of educational institutions within its vicinity, along with excellent hospitals and medical centres. The renowned Amity University is located close to this area, along with schools like Delhi Public School and APJ School. The closest multispeciality hospitals are Felix Hospital, Apollo Hospital, and Vinayak Hospital.
This sector, though relatively new and still in the early stages of development, shows great promise for the future.

Factors for growth in the past
Previously a vast stretch of empty land, this area was handed over to civic authorities who segregated it into 9 land parcels, thereafter selling each of these parcels to developers and builders. Over the years, construction of high-rise residential complexes began, with most of the projects having been completed recently. The growth in this locality can be attributed to the immense infrastructural development undertaken, providing residents with good roads, and power and water supply.
Sector 137 has been developed as a purely residential locality, with a number of apartments and housing units available in abundance, catering to a wide variety of consumers. The sales trends for this locality fall within the range of Rs 4,900 per sq. ft. to Rs 5,000 per sq. ft. Monthly rent for a typical 1BHK apartment may cost anywhere between Rs 10,000 to Rs 20,000, and rent for a 2BHK apartment in sector 137 toggles between Rs 14,000 to Rs 26,000 per month. The price per sq. ft largely depends on the neighbourhood, the size of the apartment and the facilities available.
Sector 137 is still in the early stages of development, and public transport is not yet fully functional. This poses as a problem to commuters, especially those who are heavily dependent on public transport as a means of travelling.
Factors for growth in the future
The expansion of the Delhi Metro into Noida is going to prove beneficial for this locality. The DMRC (Delhi Metro Rail Corporation) is planning on opening up metro lines in major sectors of Noida, with Sector 137 being one of them. A direct line from the heart of Noida to Indira Gandhi International Airport is slated for inauguration in the coming years, and this will reduce travel time by at least half.
Sector 137’s proximity to the green lung of Sector 91 will provide residents with picturesque beauty and landscaped views. Sector 91 is going to house a large Mughal-styled garden, and a ‘Sentosa’ themed amusement park, guaranteeing an influx of consumers in the future.
Its constantly improving and developing infrastructure and residential projects will continuously allow great returns on investments, further boosting the property value of the area.
