About Sector 70

Sector-70 is a developing locality, situated in East Faridabad, sharing its border on the west with Agra Canal. The locality is commodious with well-laid roads connecting to nearby sectors. It has a good mix of residential properties, industrial establishments and robust social infrastructure. Sector-70 enjoys the company of many other developed localities like Sectors 2, 3, and 8, and developing areas like Sectors 72, 73, and 75, within a radius of 2-3 km. In terms of social infrastructure, Sector-70 boasts of several schools and hospitals. Popular schools include Sachdeva International School, Faridabad Convent School, Government Middle School, and Rose Valley International School. Hospitals like Chawala Hospital, Bodho Devi Memorial Hospital, and Hans Hospital are all available within 5km. Although the commercial sector in Sector-70 has not reached its potential yet, there are a variety of commercial establishments situated around Sector-70. An array of sweet shops, jewellery stores, wine shops, and electrical stores are found in and around the area. The locality is also a storehouse of a wide variety of restaurants like Pizza Bite, Triple One Chat Bhandar, Mojo, and Sakshi Fast Food.

Connectivity and Transit Points

The Bypass Road, running west of Agra Canal provides good accessibility between Sector-70 and the developed northern and western regions of Faridabad. One can board a bus at the 7-10 Chowk bus stop, situated 4.5km away, to reach anywhere within the city. Tigaon Road, which passes through the northern side of Sector-70, connects it to Ballabgarh, and provides easy access to Dussehra Ground, Nahar Singh Park, City Park, Ballabgarh Railway Station, and various residential colonies of Sector-2. Faridabad New Town Railway Station, situated 8km from Sector-70, provides connectivity to Delhi, Mathura, and Ghaziabad along with other areas in and around Faridabad. Old Faridabad Railway Station, situated 11km away, provides both intrastate and interstate connectivity, and can be reached via Main Bypass Road.For using air transport, one has to travel close to 50km, as the closest airport to Faridabad is Indira Gandhi International Airport, situated in New Delhi.

Factors for Growth in the Past

The abundance of land and greenery on the eastern front of Faridabad resulted in the development of Sector-70. The construction of Main Bypass Road worked in favour of Sector -70 by creating a passage to reach the western and northern half of Faridabad.

Sector-70’s proximity to Faridabad’s Industrial Town, Delhi, and Gurgaon also played a role in its development. The influence of the growing IT sector around the NCR region was also felt here, translating into higher property demand in this sector.

Sector-70 has an amalgamation of different types of properties, like apartments, residential plots or lands, independent houses, and agricultural plots. But, the most dominant property type in the area is apartments. The average price to purchase apartments in Sector-70 is Rs 3,300 per sq. ft., which is slowly catching up with the prevailing average price of Rs 3,800 per sq. ft. in Faridabad. Residential plot prices are way lower than apartments, and sells at an average of Rs 1,900 per sq. ft.

Commercial Market Trends

Several industrial lands or plots and commercial shops are available for sale in Sector-70. The average price for these commercial properties range from Rs 40 lakh to Rs 2.5 crore.

Sector-70’s proximity to Ballabgarh works as both a boon and a bane for the locality. The hazardous wastes emitted by some of the factories in Ballabgarh pollutes the groundwater in Sector-70 and nearby areas.

The proposal to extend the roads between Sector-69 and Sector-70, and lay a concrete road up to Main Bypass Road, will improve connectivity and make Sector-70’s real estate market more attractive.

In addition, the proposal to develop a chunk of land around Sector-70 for public and semi-public use would help improve the social infrastructure in the region, and in turn increase realty demands in the area.
