Located in the heart of Noida in the National Capital Region, Sector-77 is surrounded by Sectors 74, 75, 76, 78 and 116, which comprises several gated communities and commercial spaces. Enjoying the company of neighbouring cities like Delhi, Ghaziabad, Gurgaon and Faridabad, Sector-77 and Noida as a whole has grown considerably in the past two decades.
The locality enjoys a central location, surrounded by all the necessary amenities within a short distance. The locality lies in proximity to a number of educational institutions, hospitals, banks and ATMs. Apart from this, it is only a kilometre away from the bustling Dadri road, where one can find an assortment of amenities required for easy living. In addition to that, there are a number of restaurants and shopping malls present in the neighbourhood.
Primarily a residential area, Sector-77 boasts of quite a few luxury apartments. In spite of enjoying the peace and calm of a residential locality, it doesn’t fall short on commercial infrastructure. The roads are well-laid, and basic concerns such as streetlights and water are well taken care of. Key Projects in Sector-77 :
Connectivity and Transit Points
Right from the start, Sector-77 has been a strategically thought-out location, interconnected by a web of excellent roads. Moreover, it is flanked on all sides by broad highways, making it easy for the residents to commute to neighbouring cities and townships. The area is connected to Noida-Greater Noida Expressway via Dadri Main Road. This expressway joins Delhi-Noida direct flyway, making it extremely easy for people to commute to Delhi.

Factors for Growth in the Past
The New Okhla Industrial Development Authority (NOIDA) built this city in the 1970s. Ever since its inception, this place has progressed amazingly in terms of technology, economy, and infrastructure. Sector-77 witnessed growth mainly due to the strategic and methodical planning of the Noida Planning Authority.
The development of Noida-Greater Noida Link Road greatly improved accessibility to and from Sector-77. After the establishment of this road, the residents have been able to travel easily to other important centres like Greater Noida and Dadri Road. This ease of access played a very important part in encouraging home-seekers and investors to invest in the region.
Residential and Commercial Market
Residential Market Trends
Sector-77 is one of the most prominent localities in Noida, especially when it comes to residential real estate. It enjoys a great deal of attention due to its proximity to other important commercial spaces in the city. The residential real estate market in Sector 77 has been on a steady climb since taking a serious dip in the first quarter of 2011, post which it has recovered well. For multi-storey and high-rise apartments, the average price is Rs 5,388 per sq. ft.
Independent houses, however, are not as popular as the apartments in Sector 77 and are priced at an average of Rs 4,947 per sq. ft.
Commercial Market Trends
Being a purely residential area, Sector-77 does not have any major commercial pockets, as such. However, the rates for commercial areas in and around Sector-77 range from Rs 4,000 per sq. ft. to Rs 20,000 per sq. ft.
Some of the major problems faced by the residents here include the waning quality of water and the intermittent power supply. Apart from this, security and traffic management in this area needs to be enhanced.
Factors for Growth in the Future
With industrialisation happening at breakneck pace, the infrastructure is also rapidly developing in Sector-77. With a number of top-notch residential projects like Umang Winter Hills, Emaar MGF Palm Hills, and Griha Pravesh being launched, this locality is set to become a residential hub of Noida.
Sector-78, which is a proposed Special Development Area lies in proximity to Sector-77. It is marked to be developed into a full-fledged residential hub by the year 2021, which will naturally induce development in nearby localities, especially Sector-77.
