Factors for Growth in the Past

Sector-82’s proximity to Delhi was a primary factor that contributed greatly towards catalysing real estate development in the area. Another important factor was the development of NH-2, which was an initiative taken by the government to improve connectivity in the city. Sector-82’s proximity to NH-2 prompted the locality’s realty market to grow significantly. Many reputed builders such as SPR Buildtech Limited, BPTP Limited, and Puri Construction Private Limited showed interest in Sector-82 and sparked off the construction of several commercial and residential projects. Availability of land coupled with affordable housing options was another important factor that resulted in high demand among residential investors.

 

Residential Market Analysis

Sector-82 has a mixed bag of properties. Apartments, by and large, dominate the property spectrum in the area. However, a small section of Sector-82’s property market cater to both houses and plots. The average rate for 2 BHK apartment units is Rs 4,200 per sq. ft., whereas the average rate of a 3 BHK unit is Rs 4,350 per sq. ft. However, the rate of a 4 BHK apartment unit is slightly higher when compared to 2-3 BHK units, costing about Rs 4,500 per sq. ft.

Residential plots, though less in number, are priced the highest, costing Rs 5,150 per sq. ft. The average price range of 2-4 BHK apartment units and residential plots lie between Rs 50 lakh to Rs 1 crore.

The completion of upcoming projects like SPR Elysia, SPR Imperial Estate, and BPTP The Deck will bring about a wave of development in this Sector, inviting more developers to develop and launch projects here. Development of master roads in the region will improve connectivity across different colonies in Greater Faridabad and link the city to areas near Agra Canal. Furthermore, three six-lane, single-span bridges are going to be constructed in Faridabad soon, to upgrade the inter-city network. One among the three bridges proposed is expected to connect Sectors 14-17 with Sector-82.
