FOUNDATION AND STRUCTURE

• Pile Foundation with RCC framed Structure.

SUPER STRUCTURE

• Block work in cement mortar.

PLATERING

Internal

• double coat cement plastering with smooth finish.

External

• Single Coat Cement plastering.

PAINTING

• Interior walls will be finished with one coat Primer, Birla putty and two coats of emulsion paint of Asian / equivalent. Exterior walls and all other walls will be finished with Exterior Apex of Asian / equivalent.

JOINERIES

• Main door with Teakwood frame and Sal wood pane led shutters with both sides. Melamine polished will be provided with required locks and fittings in brass / stainless steel. Windows will be finished with UPVC with safety grills and shutters with 4mm glass. Other doors will be provide with teakwood frames and flush doors of kuttys / Jacksons or equivalent and will be varnished on one side and enamel painted on the side. Toilet, Service and Balcony doors will be of waterproof quality.

FLORRING

• Vitrified tile flooring of size 2’0” X 2’0”. Toilets will be provided with ceramic tiles. Balconies will be provided with ceramic tiles. Staircase - Granite flooring.

TILES CLADDING & DADOING

• Colored glazed ceramic tiles of Kajaria / Bell / Somany upto 7’0” height in all bathrooms. Colored glazed ceramic tiles of Kajaria / Bell / Somany upto a height of 2’0” Above the platform will be provide in kitchen. Lift fascia with granite tiles will be provided in all the floors.

KITCHEN PLATFORM

• Polished Ruby red or Black granite counter top platform of 2’-0” width and 20mm thickness will provided.

TOILETS

• CP fittings in all bathrooms Metro / Parryware / ESS / equivalent will be provided. Sanitary ware with health faucet in all bathrooms of Parryware / equivalent. Hot & cold wall mixer with shower, provision for geyser in all bathrooms.

WATER

• Borewells, Rain water harvesting and Sump.

ELECTRICAL

• Three phase concealed electrical wiring and electrical supply with MCB W/phase changeover for each flat will be provided. Switches will be Modular of Anchor, Roma or Equivalent. Power outlets for AC and geyser in master bedroom. Power plug outlets for cooking range chimney, refrigerator, micro oven & mixer grinder in kitchen. Earth leakage Circuit Breaker (ELCB). Fire resistant electrical cabling – Finolex / equivalent make. Service Area Electrical points for washing machine and water outlets will be provided. Telephone and TV points will be provided in Living Dining, Bedrooms and Master bedrooms. Exhaust fan provision will be provided in Kitchens. One call bell point will be provided in Living room.
