MASTER PLAN
Structure
Colum pillar foundation with R.C.C beams, Slabs etc.
All outer walls should be double brick work in cm 1:5.
All inner walls shall be single brick work in cm 1:4.
All external walls shall be plastered finish.
Flooring
All rooms shall have ceramic24’’x24’’Joint free tiles flooring and skirting at the rate of 50/- persft.
Glazed tiles shall be provided in toilet walls up to height of 7’0” and flooring shall be provided antiskit at the rate of 15/- per sft tiles 8’’ x 6’’.
Glazed tiles shall also be provided on kitchen wall up to height of 2’0” from the kitchen platform.
Staircase steps shall be finished with shabad stone or floor tiles.
Doors
All doors and window frames shall be made out of Padack wood.
Entrances door shall be in Teak wood with frame and varnished shutter.
All internal doors shall be moulded designed flush doors with enamel paint.
Powder coating steel fixtures shall be used for all door fittings.
Toilet doors will be provided PVC (sintex).
Windows
Windows shall be provided with padack wood glazed shutters except in toilets where fixed lowered ventilators shall be provided.
All windows and ventilators shall have enamel painting mild steel grills.
Kitchen
Kitchen platform shall be polished in black granite slab with stainless steel sink.
Sanitary ware & plumbing
Parry ware European water closet 2-No (EWC)
All plumbing line shall be of concealed type.
All taps and showers shall be of metro make fittings.
Lofts
Concrete lofts shall be provided in kitchen and bedrooms. Cupboards shall be provided in bedroom, kitchen, with caddappa slabs 4-0’ wide.
Finishes
Internal shall be finished with Putty and Emulsan Paint.
External surface shall be finished with Afex emulsion paint )
Water Supply
A sump to receive metro water and bore water shall be provided.
An overhead tank of sufficient capacity to store bore water and metro water in separate compartments shall also be provided.
Wiring
All wiring shall be concealed suitable for 3-phase supply.
All wiring shall be with copper conductor and adequate routing for lighting and power loads
Separate energy meter shall be given to each apartment in meter room located at ground floor level. Distribution board shall be provided in each apartment for easy isolation supply.
Common services shall have separate meters.
