GENERAL SPECIFICATIONS:
1). Pre-construction anti-termite treatment.
2). Underground and overhead water storage tanks.
3). Rainwater harvesting will be provided.
4). Back-up power generator for essential points & common area facilities.
5). Door phone security system.
6). Peripheral compound lighting provided.
7). Provision of letter boxes, and provision of fixing name plates.

FLAT SPECIFICATIONS:
STRUCTURE:
1). The Structure will be of R.C.C. framed structure.
2). All walls will be plastered with cement mortar finished smooth in the interiors and finished rough in the exteriors to match the facade

JOINERY ITEMS:
1). Main door will be of teak wood frame and flush shutters 38mm thick (both sides teak ply)
2). Other doors will be of seasoned hardwood frame and flush shutters 32mm thick
3). Toilet doors will be of seasoned hardwood frame and flush shutters 32mm thick & inside polyurethane coated.
4). SS / Brass handles for main door.
5). Round locks and fittings for bedroom doors, Godrej or equivalent.
6). Sliding windows will be of powder coated / anodized aluminium sections with 4mm thick clear glass.
7). Ventilators will be of Powder coated / anodized aluminium sections and 4mm pin head glass louvers fixed with anodized aluminium channels.

PAINTING:
1). Living & dining areas will be finished smooth with patti and painted with acrylic emulsion, Asian paints or equivalent.
2). Others areas will be painted with good quality cement paint.
3). Enamel painting for MS Grills.
4). Exterior walls painted with good quality emulsion paint, Asian or equivalent.

ELECTRICALS:
1). Modular switches, MK or equivalent.
2). Breakers and DB box, Havells or equivalent.
3). 3-phase power supply.

FLOORING:
LIVING/ DINING: Vitrified flooring tiles of Kajaria make or equivalent – size 2’ x 2’
(600 mm X 600 mm).
BEDROOM: Ceramic flooring tiles of size 300mm x 300mm or similar.

KITCHEN AND WASH AREA:
1). Counter top will be of 20 mm black granite (G20) or equivalent with S.S. Sink & drain board
2). Flooring will be of ceramic tiles > 300 mm x 300 mm.
3). Ceramic dadoing 450mm above the counter > 200mm x 300mm.

PLUMBING AND SANITARY:
Bathrooms:
1). White colour EWC and wash basin of Parry or equivalent.
2). C.P. fittings, Jaquar / ESS ESS or equivalent.

TERRACE:
Weathering course will be laid in slope finished with pressed terracotta tiles joints properly filled with water proof cement mortar.
