General

STRUCTURE
The building shall be of R.C.C. structures as per predefined Architectural and structural Drawing up to Plinth level and there after the structure shall be of load bearing type as per direction of Architecture.

FOUNDATION
The foundation shall be excavated up to 4’0"*5’0" depth from original ground level in all kinds of soil, stony earth etc. whatsoever met with at site. The foundation pits shall be back filled with sand only.

PLINTH
The plinth height shall be of 4’6"*5’0" height from original ground level or as per architectural plan of the plot and shall be filled with sand well watered rammed to achieve full compaction.

WALLS
All walls shall be built using Fly ash Bricks in cement mortar(1:6)including watering & curing. The wall thickness shall be as per architectural/ structural drawing and as per direction of the Architecture.

PLASTERING
All walls shall be plastered to 12mm to 16mm thick to proper plumb in cement mortar (1:6) (Single Coat). The ceiling and exposed surface of concrete shall be plastered in cement mortar (1:4) (single coat ) to proper finish and level.

FLOORING
The Ground floor rooms shall be provided with premium quality 2’0"*2’0"vitrified tiles over 3" thick P.C.C. (1:4:8) with 40mm size crusher broken granite metal finished to proper slope and level.
The rooms of all other floors shall be provided with Premium quality 2’0"*2’0" vitrified tiles with application of polymer modified cement based water resistant adhesive bed of required thickness of 10mm and filling joints with epoxy grout of approved quality.
The flooring of staircase steps will be of double molded granite slabs. Dimensions and design will be as per architect.
The Parking area shall be finished with concrete cement tiles over 3" thick bed of P.C.C. (1:4:8) finished to proper slope and level.

BATHROOM
All bathrooms shall be provided with antiskid floor tiles with dado up to 7’0" height using glazed ceramic tiles. With application of polymer modified cement based water resistant adhesive bed of required thickness of 10mm and filling joints with epoxy grout of approved quality. Each bathrooms shall be provided with C.P. fitting and all bathrooms will be fitted with ceramic wash basin and W/C.
Each bathroom shall be provided with one Geyser point and a light point. The water lines shall be done using CPVC pipe and drainage lines shall be done using PVC pipe and fittings with all required ancillary fittings and as per direction of Architecture.

DOORS
All door frames shall be fitted with seasoned sal wood section of 5' 5" * 2 ½" size.The main door of the building shall be fitted with seasoned teak wood duly Lakha Policy (both sides) with double liver lock. All other doors shall be of flush doors, laminated on both sides with single liver lock. All the bath room shall be fitted with moulded PVC doors with latch fitted inside. The fixtures such as Hinges, Screws, Tower bolt, handles, A drops etc will be fitted as per direction of Architecture.

WINDOW
All windows shall be fitted with 4mm thick glazing reflective off-white glass in panel of U-PVC section of sliding/casement type.

ELECTRIFICATION
The Electrification shall be concealed type. The wiring shall be in complete shape up to main panel board with proper distribution and fitted with M.C.B. for each distribution section up to and including main panel board and earthlings as per wiring of walls should be done as per drawing provided.
Each bed room shall be provided with two light points, one fan point, one TV point, one Telephone point, two power points one A.C. point. The kitchen shall have one light point, one fan point and three power points. The drawing/dining room shall have three light points, two fan points, three power points, one TV point, one Telephone point, one Calling bell point.
Each balcony shall have one light point and one power point, each verandah and garage with one light point and as per direction of the Architecture/Engineer-in-charge.

TERRACE   PARAPET
Parapet walls shall be of 3'height 5" thick brick masonary finished with cornic/rules as per approved design and drawing. The terrace floor should be finished with 20 mm thick grading plaster using 6 mm size aggregate to proper slope and level fitted with rain water down pipe of 4" dia PVC pipe and as per direction of the Architecture.

GRILLS
All windows shall be fitted with M.S. Grill and painted with two coats of enamel paints over a coat of Red Oxide primer.

HAND RAILS
The stair case and all balconies shall fitted with stainless steel circular pipe with Balustrade of size 32m*32m*2m and stainless square /circular pipe bracing of size 32m*32m*2m in 3 rows as per approved design.

KITCHEN
The kitchen platform will be finished with Granite stone with dados of glazed tiles up to lintel level and fitted with a stainless steel sink with an extra water point for Aqua guard connection.

PAINTING
All internal wall surfaces shall be painted with two coat of plastic emulsion pain after finishing the walls with Acrylic wall putty and finished smooth to receive painting. All exterior surfaces shall be painted with two coats of weather coat over a coat of primer.

MISC.WORK
One septic tank with Soak pit as per approved design and drawing shall be provided. One overhead Tank of 2000 liters capacity made of pre-cast circular R.C.C. rings with cover shall be provided.
One underground water reservoir in portico of each building shall be provided. Any item other than mentioned above shall be done at extra cost.
