General

Foundation and Basement:

  • Foundation for the Building will be with Dry Rubble Masonry. Basement will be with Random Rubble Masonry in cm 1:8. The normal size required for the Foundation is 60cmX60cm (Breadth x Depth) and for the Basement is 45cmX30cm (Breadth X Height). However the final dimensions of the Foundation and Basement tobe decided at site considering the site conditions and other parameters.

Damp Proof Course or Concrete Belt:

  • The RCC Damp Proof Course or RCC Concrete Belt will be with 1:1.5:3 concrete, using 20mm broken stone, 100 mm thick and 230mm wide.

Masonry Wall:

  • The Wall will be off Good Quality Concrete Blocks with 8 inch thickness.

Roof Slab and Lintel:

  • Roof slab shall be with RCC 1:1.5:3 with 20mm broken stone 100mm thick, the reinforcement bars will be provided as per the relevant engineering design. Lintel will be 150mm thick.

Plastering, Wall finish, Ceiling Finish Etc.:

  • Cement mortar in the ratio 1:4, 12mm thick will be used for the ceiling plastering and Cement mortar in the ratio 1:6, 12mm thick will be used for the wall plastering. One coat of white cement will be used for the interior and exterior walls. Two coats of putty will be done excluding work area and bathrooms. One coat of wall primer (White Colour) will be used for interior and exterior walls. Two coats of Premium Emulsion Paint (White Colour) will be used for interior. Two coats of Apex Emulsion Paint (White Colour) will be used for exterior.

Wood work, Windows & Stairway:

  • Front door frame & shutter will be with Good Quality Teak Wood. All door frames will be off Good Quality Country Wood. The Bathroom Doors will be PVC Doors. All Bedroom Doors will be Skin (Readymade) Doors. All Windows will be of Good Quality Country Wood. Stairway will be off SS Pipe.

Toilet Flooring, Wall Finish and Sanitary Fittings etc.:

  • Toilet floors will be with non-slippery glazed tiles and wall will be finished with wall tiles 7 feet high. Good Quality Sanitary Ware will be used. Good Quality Sanitary Fittings will be used.

Septic Tank & Water Tank:

  • Septic Tank & Leach Pit will be used. PVC Overhead Water Tank of 1000 Liters will be used.

Electrical Wiring and Switch Fittings:

  • ELCB, MCB, switch fittings etc. will be done with Premium quality ISI marked materials. All the wiring will be done with V Guard Wires or equivalent. Switches will be GM Modular Switches or equivalent. Necessary Plug Points and Inverter wiring will be provided.

Flooring:

  • Flooring shall be done with vitrified joint free tiles. Skirting will be done with same quality tiles for all the rooms.

Kitchen and Work Area Details:

  • The work of Granite Kitchen Slab (Black Pearl Color) is included in the contract. One Sink will be provided in the kitchen.

Wash Basin in the Dining Room and Toilets:

  • Good Quality Wash Basins will be provided in all the Toilets and Dining Room.

Projected Slab or Loft:

  • Projected Slab or Loft will be provided in the Bedrooms (One Slab in each Bedroom), Kitchen and Work Area as per plan.

Wardrobe and Shelf:

  • Space for the Wardrobe and shelf will be done and Interior Works for the Wardrobe and Shelf is not included in the contract.

Materials Used:

  • Coromandel Cement or equivalent will be used. Prince TMT Bars or equivalent (ISI brand) will be used for reinforcement. M-sand will be used for Masonry Work and Concreting P-sand will be used for Plastering.

Compound Wall and Gate:

  • Foundation for the front compound wall will be rubble masonry of cement mortar 1:8, will be used. Depth and size of the foundation will be designed as per the site condition and relevant engineering code of design. Front compound wall will be of 4 inch solid cement blocks. Side and back compound wall will be of Pre-Casted Concrete Slabs. Maximum height of compound wall will be 5 feet. The compound wall will be finished with one coat of white cement, one coat of primer and one coat of Apex Emulsion Paint. Gate will be made with mild steel pipes. One coat of putty and one coat of Apex Emulsion Paint (White Color) will be used on the Front Compound Wall.
