Specifications - Theertha VR Garden

General

1. FOUNDATION AND SUPERSTRUCTURE:

  • R.C.C. framed structure with suitable foundations, specifications as and IS 456-2000.
  • Basement height shall be 4’ from the road level or as per the consultant inputs.
  • Floor height shall be 10’1” clear.
  • Basement fillings with pit sand and quarry dust in 2:1 ratio.
  • Pre-Construction anti-termite treatment as per IS 6313-1981.
  • PCC Mix 1:4:8 for flooring base consolidated concrete 4 1/2” thick
  • Porotherm Blocks / Aerocon Blocks of 8” thickness for outer walls and Celluloid Light Weight Concrete Blocks of 4” thickness in internal walls shall be used.
  • Bonding agent of approved make and applicators shall be hired to execute the works as per the standards.
  • Internal Walls shall be plastered with high quality gypsum plastering or Cement plastering of 1:4 with smooth finish. External plastering
  • shall be with Cement Plastering 1:5 (admixture included) ratio in 2 coats.
  • Wardrobes in Bed room’s with Laminated Particle Board of require Specification’s shall be used. 3 Doors and required racks with height of 7’ and depth of 2’ and 4’6” wide shall be placed in Master Bed room. Color and design shall be approved by client.
  • Loft 2’ width and 2” thickness in Bedrooms and Kitchens. 2 No’s in bed room and 1 no in Kitchen shall be provided on the request of the client.

2. CARPENTARY WORKS

  • Main door with teakwood frame of 4” x 2.5” section and shutter shall be 3’ X 8’ size with accessories and design.
  • All internal doors with country wood frame of 4” x 2.5” section with 30 mm thick factory made solid core flush shutters. In case of external doors they shall be with external quality flush shutters.
  • All bathrooms doors will be provided with FRP / WPC / ABC Doors as per the clients request.
  • All Windows with UPVC frames and MS grill provision. Glass shall be from Saint Gobain Make.
  • Ventilators with UPVC frames with glass louvers. Glass shall be any ISI make

3. DOOR AND WINDOW FITTINGS:

  • Main door shutters shall have 3 Nos. of 5” brass butt hinges, 1 No. Godrej Smart lock, 8” brass tower bolt on the side, 1 No. 10” brass AL drop on the outside, 1 No.8” brass tower bolt on the inside, 1 No. CP brass door chain, 1 No,. View finder and 1 No. door stopper.
  • Each Internal door shall have M.S. oxidized 3 Nos. 5” butt hinges, 1 no. Mortice lock, 1 No. 6”towerbolt, and 1 No. door stopper.
  • Toilet doors shall have 3 Nos. Stainless Steel 5” butt hinges, 1 No. mortice handle and 1 No. flush bolt.
  • All window shutters shall be fixed with I-Max hinges, powder coated Handles and locks.
  • All windows and Ventilators shall be provided with M.S. Square (12mm) grills.

4. FLOORING AND WALL TILES

  • First quality vitrified tile flooring of 4’ X 2’ size Kajaria / Varmora / Equivalent Make, Costing not less than Rs.65/- per Sq.ft.) (Open Market Price) design for the entire carpet area with 4” high skirting in Living, Dining, Bed 2 and Common area.
  • The flooring in toilets shall be first quality non-skidding type of Ceramic tiles and the side walls shall have colored glazed tiles of plain shade design for dado 7’0” high.
  • Common area / lobby shall be laid with 4’ X 2’ Vitrified tiles of any branded make.
  • Master Bedroom shall be laid with wooden flooring and wooden skirting.
  • Balconies and other bedrooms shall be laid with 2’ X 2’ branded tiles and 4” high skirting.

5. KITCHEN PLATFORM:

  • The Kitchen Platform shall have 20mm thick black polished granite top including polishing and bull-nosing the exposed edges. A stainless sink shall be laid on the granite platform.
  • Glazed tiles dado over Kitchen platform and stainless sink shall be to a Height of 2’0”

6. PLUMBING AND SANITARY:

  • Concealed plumbing work shall be with PVC Pipes of specified size of quality with necessary specials. All open plumbing lines shall be with PVC Pipes. CPVC pipes shall be laid only for hot water lines.
  • Toilets shall have Kohler / Jaguar / Equivalent make white Wall hung model EWC with Health faucet and white wash basin with necessary fittings.
  • All plumbing fixtures shall be Chromium plated fittings of Metro make. Each toilet shall have 1 No. Bib cock, 1 No. Shower with arm, 1 No. Wall Diverter, Kitchen Sink shall be provided with Swan neck tap. All wash basins shall have C.P. bottle trap and Pillar cock.
  • Soil and Waste pipes shall be PVC Pipes (6 Kg/Sq.Cm. Pressure) with necessary specials.
  • The Drainage/ Sewerage shall be with 4” and 6” dia Stoneware Pipes of ISI Quality. The inspection chambers of sizes 2’ x 2’ to the required depth shall be provided with C.I. Manhole covers and waste disposal by way of septic tank as per the required capacity.

7. PAINTING:

  • Interiors of walls and ceiling shall be finished with two coats Emulsion paint of approved brand (Asian / Nippon) aåd color over a coat of primer as per the standard of the Builder/ Request of the Purchaser. Any one wall in Living room shall be painted with textured paint based on the client request.
  • The teak wood main door shall be varnished. All other doors shall be painted with two coats of synthetic enamel paint of approved brand and color over a coat of wood primer.
  • The exterior walls shall have two Exterior Grade emulsion over a coat of primer.
  • MS Grills shall be painted with two coats of synthetic enamel paint of approved brand and color over a coat of red oxide primer.


8. ELECTRICAL WORKS:

  • The Wiring shall be concealed type for three phase power supply with PVC conduit pipes of required diameter.
  • The wiring shall be with first quality fire proof copper insulated wire.
  • All the switch boards shall have metal boxes of required sizes with modular switches.
  • The wires for 5 Amps shall be 3/20 rating, wire for lights shall be 1/18 rating and the wires for 15 Amps shall be 7/20 rating.
  • Each flat shall be provided with necessary light points, fan points, exhaust fan points in toilets, kitchen, calling bell point, and power points (5 Amps and1 5 Amps)
  • Each FLAT shall have separate energy meter located on the Main Board and one additional energy meter for common facilities.
  • Each flat shall have independent distribution board with phase change over switches 65 Amps, phase indicator lamps. Each circuit in a flat shall have 1 No. MCB, 20 Amps MCB for AC, 16 Amps for water heater and 6 Amps/ 10 Amps for other circuits.

9. TELEPHONE AND T.V. CABLES

  • Telephone cable shall be provided to each Flat from a common junction point located at a suitable place in the ground floor. Telephone point shall be given in the bedrooms and living rooms.
  • Individual TV cable shall be provided from the terrace to each flat through concealed conduit pipes. TV Points shall be given in the living room.

10. COMMON:

  • The Staircase steps and landings shall have Granite flooring (Sadarahalli make)
  • The handrails shall be with SS 304 / MS painted with enamel paint shall be provided with an attractive design.
  • 5’0” high Compound wall with 4½” brick work around the building with gate pillars and entry MS grill gate wide enough for free car movement. Architectural elements will be induced to bring out an aesthetic design.
  • Each Gate Pillar shall have one light point.
  • One Overhead Tank shall be of Brick work / Concrete as per the structural advice with adequate capacity for Bore well water supply.
  • Pavement around the building wherever necessary with Grano cement floor / Paver Blocks or Parking Stones.
  • Borewell to the required depth and underground sump of 9,000 litres capacity of R.C.C. Construction.
  • Providing Electric Motors of 2 H.P. / as required capacity for Underground sump and Borewell respectively. 
  • 3’6” high Parapet Wall in 4½” thick brick work in terrace.
  • Water proof coat on the open terrace with a layer of thermal proofing as per IS 6494-1988 and a layer of pressed tiles over it.
  • Water proof coat on the toilet floors;
  • The Plan and elevation of the building shall be as per the design. Some features and elements shall be enhanced in the later stages.
  • Defect liability period shall be 12 months from the date of completion and handing over the possession.
  • Rain water harvesting shall be provided.
  • Pest control measures up to plinth level and Pump room.
  • Separate meter card for EB supply for the Flats owners and separate Meter Card for common lights, pump rooms;
  • Dedicated covered car parking will be provided at additional cost.
  • Lift with a capacity of 6 passengers from the Makers of Emperor / Trio / Asian / Johnson
  •  A Diesel Generator for Power back up shall be placed as per the requirement which can power common area lighting, Lights and Fans
  • inside houses, Fridge point and TV Data points with 2 sockets.
  •  A bio- Stp for sewerage treatment shall be provided as per the required size.
