FOUNDATIONS
Earthwork excavation will be done as per design (5’ Depth)
Filling with river sand to designated thickness and well watered and consolidated.
Levelling course plain cement concrete (1:4:8 mix) will be provided.
II) REINFORCED CEMENT CONCRETE WORKS
All the RCC works will be provided in the ratio of 1:2:4 mix in footings, columns, beams at
various levels, lintels, sunshades, lofts and roof slabs etc.
III) STEEL REINFORCEMENTS
Lintels, sunshades and lofts
Using 8 mm steel rod 4 Nos and 6 mm rings for lintels
Lintels are provided over the doors, windows open only.
Using 8 mm (main rod) and 6 mm (Distributor) for sunshades and lofts.
Footing. Columns, beam and Slab.
Steel reinforcement for footing, column, beam and slab will be as per design
IV) CENTERING
Formwork will be with wooden planks and Iron sheets and necessary props to support the
structure. Form work will be at footing, columns, beams, lintels and slabs only (sun shades)
V) BASEMENT
All walls for basement (plinth level) will be constructed by 9” thick with bricks and 1:5 mix
cement mortar.
Basement height will be minimum three feet from Existing ground level and it will be filled
up by pit sand and will be consolidated well with water.
Cement concrete (1:4:8) mix to the thickness of 4” will be provided in the basement over the
well-compacted bed of river sand.
VI) SUPER STRUCTURE
Roof height will be 10’ from the basement to roof slab top
thickness walls are constructed by bricks with 1:5 cement mortarthickness partition walls are constructed by bricks with 1:4 cement mortar
VII) PLASTERING
All ceiling beams, columns and other RCC structure works will be plastered with 1:3 cement
mortar.
All the brick walls will be plastered with 1:4 cement mortar
VIII)FLOORING
Flooring will be done with quality VITRIFIED tiles.
Stairsteps and landings will be done with cement motar 1:4
IX) LOFTS AND CUPBOARDS
One loft and cupboard width below the loft will be provided in Kitchen and
bedrooms.
Cupboards slabs will be in RCC
X) KITCHEN
Cooking platform will be provided with GRANITE slabs with GRANITE sink width in
one side of the room
Glazed tiles will be provided above the cooking platform upto minimum height.
XI) BATH ROOM TOILET AND DINING
Glazed tiles will be provided to toilet walls upto height from floor level.
Bathroom flooring will be of Ceramic tiles.
IWC / EWC will be provided in the common toilet based on clients requirement.
EWC will be provided in attached toilet.
One wash basin will be provided in the dining.
Glazed tiles will be provided above the wash basin upto height.
XII) STAIR CASE
Hand rail will be steel.
Steps and landing flooring will be provided with Antiskidding Tiles.
XIII) WATER SUPPLYDistribution will be made from the overhead water tank.
Taps (plain) will be provided in Kitchen ( 1 number) and common toilet ( 3 numbers)
One wall mixer and one tap will be provided in each toilet.
One shower will be provided in each toilets
One GEISER provision will be provided at each toilet.
XIV) PAINTING
Ceiling will be finished with 3 coats of SURYACEM
Inner walls will be finished with 1 coat of PRIMER, 2 coats of PATTI and 2 coats of
TRACTOR EMULSIONS.
All exterior walls will be finished with
ASIAN ACE PAINTS
All window, door frame and shutters, grills will be finished with 2 coats of enamel paint over
1 coat of primer
Main door frame and shutters (Outside) finished with 3 coats of varnish
XV)ELECTRICAL
The electrical points will be provided at the following:
• Hall
2 Nos Fan points 1 No Fancy light, 1 no Light points, 1 no TV point, 1 no
telephone point 5 Amps plug point, Inverter point.
Dining 1 Nos Fan points, 1 No tube light, 1 no Light points, 1 no fridge point, 5 Amps plug
point, Inverter point
• Bedroom 1 Nos Fan points, 1 No tube light, 1 no Light points, 5 Amps plug point , Inverter
point.
• Kitchen - 1 no tube points, 1 no exhaust fan point, 1 no mixie point, 1 no grinder point, 1 no
light point , Inverter point.
• Toilet - 1 no waterheater points, 1 no light point
• Common - 1 no calling bell points, 1 no motar point, 4 nos. light points
• Electrical wiring will be concealed using PVC pipes for 3-phase supply.
• AC provision will be provided in all bed rooms.
XVI) DOORS AND WINDOWS
All windows and shutters will be in Country woods. (KONGU / PADAK)
Window shutters will be glazed with pinhead glass.
Designed grills will be connected with window frame.
Main door will be of TEAK flush door (ONE SIDED)
Other doors will be of Country wood and door shutters in commercial flush door.
Toilet doors frames and shutters will be on Sintex PVC doors.
Grill gate will be provided at entrance of flat
