DOORS & WINDOWS - Doors and Windows in Lobby and common areas: Toughened glass shutters with aluminium framing (as per design). Door Frames: Main door frame and shutter shall be of seasoned teak wood. Other Internal Doors • Moulded Panel / Skin doors & Fittings (Make Jacsons or equivalent brand). Biometnc installations. at the lobby entrance. 

TOILETS - Sanitaryware: Premium brand sanitarywares and CP fittings in all Toilets (Jaquar/Kohler/Grohe or Equivalent). The WC shall be compatible to the chosen dual flushing mechanism. Water closets equipped with soft close seat covers.Walls. with vitrified tiles (Nitco/Kajaria/Asian/Johnson) up to lintel height and anti skid flooring. 

PAINT FINISHES - Premium emulsion paint shall be applied for the ceiling and interior walls of the apartments excluding Utility and Service Internal Walls: Acrylic/cement based Putty with Premium emulsion paint (Asian/Berger). External Walls: Weather shiel exterior grade emulsion paint.

ELECTRICAL - Conceatec wiring with tire retardant low smoke superior quality PVC insulated copper cables for light, fan, 6/16A sockets controlled by ELCB and MCB. (Anchor/Legrand/Crabtree) Separate Energy meter for each apartment. Switches: Modular switches of quality makes (Anchor/Legrand/Crabtree). 

KITCHEN - Polished Jet Black granite countertop with high quality stainless sink (Nirali or Franke) with drain single bowl for kitchen area. Polished Jet Black granite countertop and single bowl stainless steel sink (Nirali or Franke) for utility area. Glazed white tiles above the counter up to a height of 45cms. Skid free Vitrified tiles (Nitco/Kajaria /Asian/Johnson) for the flooring.

Common amenities areas: Kota stone. Staircases: Kota stone stairs with Matt finished MS/GI hand railing as per architect's design. Car Park Area: Exterior grade paving tiles as per design. Balconies/Open Terraces/Decks: Rustic/Antiskid vitrified tiles ( Nitco/Kajana/Asian/Johnson) with MS/GI grill railings. 

FIREFIGHTING - As per National Building Code norms. 

RETICULATED GAS SYSTEM - Provision for Reticulated gas with gas leakage detector. 

WATER SUPPLY - Overhead water tank with pumping arrangement from borewell and KWA.
