MASTER PLAN
STRUCTURE:
RCC Framed Structure
Brick Work for Inner partition walls will be 4.5” Thick.
Brick Work for Outer walls will be with 9” Thick.
Ceiling Height will be 10 feet clear.

WALL FINISH:
Walls will be plastered and painted with Plastic Emulsion.
Toilet walls will be provided with Good Quality Tiles (Rs.25/- per Sq.ft., plain in colour) upto 7 feet height.

Flooring in Bedrooms / Living / Dining / Kitchen / Toilets / Service Area will be paved with Johnson floor Tiles 16”x16” (Rs.30/- per Sq.ft., plain or colour)
DOORS:
Main Door will be of Teak Wood with Teak wood pannaled shutters / Skin Doors of repute make, finished with varnish.
Other Door frames will be of good quality country wood with pannaled Shutter doors of repute make, finished with enamel paint.
Main Doors will be provided with Brass Fittings and the other doors will have MS/Aluminum Hard Wares.
Door to Bed Room will be secured with Branded Mortise Locks.
Main Door will be secured with Godrej Night Latch provided with three keys.
WINDOWS AND VENTILATORS:
Enamel painted steel grills provided for all the windows & Ventilators.
Window Frames and shutters will be of good quality country wood.
Ventilators will be of good quality country wood frames with glass louvers.
A/C opening will be provided in one bed room to install room air conditioners which will be covered with steel grills and glass.
KITCHEN:
Kitchen platform top will be paved with Black granite over 4” Glazed Tiles (Rs.25/- per Sq.ft Plain in colour)
Single bowl Stainless Steel Sink with drains Board will be provided.
Sufficient storage space will be provided underneath the cooking platform with shelves. One loft will be provided in kitchen.
BED ROOMS:
Sufficient storage space will be provided under the loft for wardrobes. lofts will be provided on one side of the wall.
PLUMBING & SANITARY FITTINGS:
Concealed Plumbing lines with GI pipes in toilets and open common water lines with PVC pipes from overhead tank.
Concealed plumbing lines will be of galvanized Iron Pipes of TATA Brand or any other ISI or equivalent quality will be used.
Open Plumbing lines will be PVC pipes (Trubore or equivalent branch)
Geyser provision will be provided in one Bath room.
Wall mixture of Metro Brand will be provided in the bathrooms.
Floor Mounted EWC closet in one Toilet and Indian Closet in another toilet will be provided. Make-parryware white color will be provided.
One Washbasin will be provided in toilet and one washbasin in dining will be provided. Make – Parryware White color will be provided.
WATER SUPPLY:
A Common Over head tank shall be provided for Bore Well and sump water for all the Flats
ELECTRICAL:
Concealed copper wiring with ISI brand cables.
Three Phase power supply for each flat on extra cost.
15 AMPS power socket will be provided for Geyser in toilets, A/C point in bedroom and 2 points in Kitchen for Grinder and washing machine.
5 AMPS sockets – Four points will be provided one for mixie, one for refrigerator, one for washing machine and one for exhaust fan.
Two 5 AMPS plug socket will be provided in each room. Two fan points in Living / Dining and one in each bed room will be provided.
One Calling Bell point will be provided beside the main door frame.
Two Light Points in Living, Bedrooms and one light point in Kitchen and Dining will be provided.
One Light Point will be provided in Wash area, balcony and toilets respectively and One 5 AMPS plug socket in toilet will be provided.
One Light Point will be provided on top of the Entrance Door Frame.
TELEPHONE AND TELEVISION WIRING:
Concealed phone jack will be provided in living room and one bedroom.
Concealed TV jack will be provided in living room and one bedroom.

One Bore Well or Well in common places.
Sewerage Connection / Septic Tank.
Underground sump for storing Municipal water.
Two Motors will be provided, one for sump and one for Well/Bore Well.
