Structure:

• Reinforced Cement Concrete Framed Structure. (as per structural design)
• Columns 1:1 %:3
• Footing 1:1 %:3
• Beams and Slab 1:1 %:3 (RCC structure will be in 53 grade cement)
• Fe 500 Steel brand- Kamdhenu /Meenakshi/ or equivalent ISI standard
• Basement As per design.
• Super Structure :6" Thick cement solid block masonry for external
• walls.4" thick cement solid block masonry for internal walls.

Plastering internal & External Walls:

• External two coats with sponge finish and internal two coats with putty finish in 43 grade cement.
• River and Robo plastering sand will be used in all plastering.

Flooring

• Double charged Vitrified tiles flooring in hall, kitchen, dining hall and bedrooms (2'x2) premium quality of make ISI standard in preference, digital tiles (1'x1'.6") on toilet and utility walls and anti-skid tiles (1x1) for flooring.
• Cement flooring in the parking area and round the setbacksS. Common area granite flooring. Granite- Chitah brown/Pearl Grey

Windows :

• UPVC Three track windows with mosquito net along with slide windows with safety grills in 12"mm rods.

Doors :

• Main door will be in teak, all other interior will be of good quality fush doors, toilet door and shutters will be water proof doors.
• Door locks- Europa brand.

Painting

• Internal walls two coat wall putty with premium emulsion.
• Outside white cem with two coats of Asian Ace paint.

Electrical

• All wires multi strand copper wiring (Finclex/Havells/ Polycab/Sterlite/Anchor Company) and modular switches of Anchor/Schneider/Legrand/L&T/Orpat/Polycab/GM Modular, wherever it is necessary. A/C wiring, & TV point, 2way switches for master bedrooms,
• 15A/5A IndoAsian/Schneider/Havells/Semens/ Includes inverter wiring for each flat and CCTV wiring for Lift & parking area.
• Electrical penal board with meters, earthing, cable from poll to penal board,Power supply during construction period.

Plumbing and Sanitary:

• Plumbing and Sanitary (4" and 2 4" pipes) work shall be with C.P.V.C. (1" and 4). All western EWC, wash basins, wall mixers, shower in all toilets provided.
• (Water line will be in Ashirvad, sanitary line will be in Ashirvad and fittings will be in Jaquar/ESS continental) Includes wash basin in dining hall.
• Solar water line provision for all toilets.

Kitchen

• Dark Granite platform (2 ft width) will be in green or black (20mm) Dadoing of tiles up to 2' height above platform (1x1'.6") size of standard brand ISI standard. Steel wash basin- Futura sink-24"x18". Provisions for RO filter Chimney and Washing Machine Point in Utility Area.

Staircase railings :

• 2" MS pipe railings with square bar (as per design) Elevation As per design.

Bore well, Sump & Tank:

• Two bore wells with motor, Sump 20000 Ltr capacity.
• Overhead tank RCC, capacity of 15000 Lts.

Gate

• 1 Nos. Gate size 12' x 5' with MS square pipes as per design.
• Compound wall :4 side of compound wall with cement bricks with plain design of 6' height and front side as per elevation design.
• Includes light connections. Parapet wall of 3' height & 4" width.

Pariking area :

• Cement flooring

Lawn and Garden:

• As per plan.

Lift :

• 1 Nos. Six person capacities-Johnson.

• 30 KV capacity- Kirloskar company. (as per the assessment of Kirloskar company's Engineer)
