@shantanu, If we accept that 99 year lease is there in PALAVA and then look into the comparision with other projects I see PALAVA is a very good option.
It's already connected with good wide roads (Pipeline road that goes toward Badlapur) and Taloje highway will provide connectivity to Pune Mumbai Expressway and Panvel.
If the promises of a mega township (Facilities inside the township schools, club houses, quality of constructions, gardens, dance classes,photography etc....) are fulfilled this is a good place to live with in the PALAVA city.
Yah, you are right Padma, From investment point of view:- One of the important thing will be to have the commerical construction, IT SEZ and others come up. As Lodha has promised a commerical hub will be created that will create 350000 job opportunities over a period of time. Even if 50% os the same is fullfilled that is good from investment points of view.
@Shantanu, If you coming to the costing points of view then consider a 2bhk flat in 1000+ built up areas 700+ carpet area and the final price around 65L.
In this budget you will get 800 sq-ft superbuiltup/550 sq-ft carpet area in CB/R/G. It's a choice we have to make. we want bigger carpet area or want to go for resale. Choice will vary from people to people.
@Padma, Also as the construction has already started and proposed posession date is oct 2016 for some of the wings If we assume a dleay of 1/1.5 year as well then also by March 2018 in another 4 years of time we will get the posession. Looks fine to me.
From Investment perspective there are the 3 vital factors that will play a major role in your favour: 1) Commercilas to come up in PALAVA 2) Monorail/Metro connectivity by 2020 or so... 3) Employment opportunity...
