MASTER PLAN
1) STRUCTURE
a) Ground two levels RCC framed structure. Covered car park in ground floor (without rolling shutters). Walls shall be constructed using solid cement blocks.
2) FLOORING
a) Foyer / Living / Dining / Bedrooms / Pooja shall be laid with imported marble in the floor with 4” flush skirting on walls.
b) Kitchen / Utility Area flooringshall be 2 x 2 feet vitrified tiles and utility area wall shall be adorned with glazed tiles upto a height of 5’ feet.
c) Toilets shall have anti skid ceramic tile flooring and glazed wall dado upto a height of 7’ feet on walls
d) Balcony /Terrace shall be finished with rustic or equivalent tiles.
e) External staircase shall be laid with rough granite or equivalent material. Cast iron railing with glass (subject to design) and spider fixing or equivalent shall be provided.
f) Internal staircase shall be laid with granite for tread and raiser with Stainless steel and glass railing with spider fixing or equivalent.
g) Master Bedroom / Entertainment area flooringshall be laid with laminated wooden flooring or equivalent material.
h) Servant Room shall have 2 x 2 vitrified tile flooring with ceramic tiles in toilet flooring and walls shall be fixed with glazed tiles upto a height of 7’ feet.
3) KITCHEN
a) Granite shimmered & polished edge counter top with ceramic designer tiles for a height of 2' above cooking counter.
b) Imported Modular kitchen and cooking counter with single bowl sink with drain board.
4) PLUMBING & SANITARY
a) All toilets inside the villa shall be fitted with TOTO or equivalent brand taps, fixtures and allied products. European water closet, wall hung shall be provided with concealed cisterns.
b) Suitable hot and cold water provision shall be made in all bedrooms.
c) Counter top wash basin shall be provided in all toilets.
d) Servant toilet shall be fitted with Parry ware or equivalent brand fixtures with Metro or equivalent brand taps and allied fixtures. European water closet shall be provided with concealed cistern.
e) All pipe lines shall be CPVC and hot water lines shall be G.I or equivalent make.
f) Drainage lines and storm water drain pipes shall be in PVC or equivalent material.
5) PAINTING
a) Internal – All internal walls shall be finished with one coat primer, two coats putty finish with two coats of acrylic or plastic emulsion paints manufactured by companies of high repute.
b) External – All external walls shall be finished with stone / wood / tile cladding as suggested by the architect and external grade emulsion paint shall be applied.
c) Entire villa shall have false ceiling with provision for lights.
6) WINDOWS – All windows shall have UPVC or equivalent material frames with glass shall be provided and M.S Powder Coated designer grills grouted on the wall directly. Suitable fixtures shall also be provided.
7) DOORS & HARDWARES –Marine plywood doors with architrave manufactured by companies of international repute shall be fixed in all rooms including fittings i.e. tower bolts, hinges, door stoppers etc. Main door shall be panel door with safety chain, door eye etc. All doors are completely water proof.
8) ELEVATOR –Dedicated four passenger lift with automatic doors and manufactured by companies high repute shall be fixed.
9) ELECTRICAL
a) Wiring - Concealed copper wiring using Power Flex / Finolex cables or equivalent brand
b) Power Points – 5 Amps, 15 Amps and AC points with modular plates and switches.
c) Switches – Legrand or equivalent make in villas.
d) Light Fittings – Will be provided in the external common areas alone.
e) Exhaust Fans – Provision for exhaust fan shall be made in all toilets and kitchen.
10) BACK-UP FACILITY - 100% backup power including air-conditioning, but excluding elevator shall be provided.
11) HOME AUTOMATION – Fully integrated basic home automation for security, lighting, appliances control & easy communicationshall be provided. Mood-lighting provision shall be provided in living and master bedroom and dimmer provision in the entertainment room.
12) ELECTRO-DOMESTICEQUIPMENT - 90cm Electric Chimney, 4-Burner Cooking Hob, Refrigerator, Microwave and Dishwasher,Centralized vacuum cleaner shall be provided.
13) AIR CONDITIONING – Required ducting for fixing of split air-conditioners shall be provided in Entertainment Room, living, dining and bedrooms.
14) TELEPHONE, INTERNET, DTH - Wi-Fi facility through the project, fixed phone connection in every villa, DTH connection shall be provided in every villa in living rooms alone.
15) COMMON AMENITIES – Suitable play area for children.
16) LANDSCAPING – Suitablelandscape around the villa, drive ways and entrance arch shall be provided.
